POSITION SUMMARY:
Bedrock's Leasing Consultants are essential to the property's overall success supporting the day to day operations while ensuring our residents' satisfaction. Our next Leasing Consultant will ensure efficient operations by meeting the leasing and financial goals and performance of your community, while delivering excellent customer service. We are seeking a dedicated and knowledgeable Leasing Consultant with experience in affordable housing projects, specifically Section 8 and Low-Income Housing Tax Credit (LIHTC) programs. The ideal candidate will be responsible for assisting prospective residents through the leasing process while ensuring compliance with all applicable affordable housing regulations.
KNOWLEDGE/SKILLS/ABILITIES:
  • Effectively manage the community's reputation via social media, direct communication, and marketing.
  • Be the primary communicator to prospects, residents, vendors, and your market.
  • Knowledge of affordable housing programs including Section 8 and LIHTC.
  • Understanding of compliance requirements and documentation standards.
  • Constantly learn and search for ways to improve traffic, leasing, and total income.
  • Work with passion and take pride in what you do.
  • Be an effective listener who offers helpful solutions.
  • Possess great energy, enjoy challenges, and constantly set and reach new goals.
  • Work alongside the Community Director in achievement of property goals.
ESSENTIAL JOB FUNCTIONS:
  • Process leasing applications, including intake, screening, and qualification under Section 8 and LIHTC guidelines
  • Ensure compliance with all affordable housing program requirements and maintain accurate resident files
  • Coordinate lease execution and renewals with property management and compliance terms
  • Prepare and submit required documentation for audits and compliance reviews
  • Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
  • Abides by federal fair housing standards and all other applicable laws.
  • Develops their professional skills, seeking continual growth and learning from mistakes.
  • Embodies company policies and procedures in all interactions.
  • Presents a professional image and effectively represents the company to residents, vendors, and owners alike.
  • Operates computers and other technological devices on site.
  • Represents the community on the phone and in written communication.
  • Greets residents, cleans and maintains a neat office, and serves as a point of contact.
  • Conduct tours of affordable housing units and explain leasing terms to prospective residents
  • Resolves issues in a timely manner with a focus on customer service.
  • Responds to issues outside of normal work schedule when required to ensure the safety and satisfaction of residents.
  • Drives property performance by participating in resident events, marketing the property, and focusing on resident retention.
  • Performs all other duties, as assigned.
SPECIFIC EDUCATION OR EXPERIENCE:
  • (1) year of multi-family property management experience preferred.
  • Experience with affordable housing programs (Section 8, LIHTC) preferred.
  • Previous Leasing experience preferred.
  • Customer Experience Specialists or related fields encouraged to apply.
  • Previous experience working with a team to meet success.
PHYSICAL DEMANDS AND WORK ENVIRONMENT:
  • Frequently sit, stand and walk.
  • Regularly required to talk or hear.
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls.
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
  • Occasionally lift and/or move up to 25 pounds.
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
  • The noise level in the work environment is usually moderate.
  • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary.
TRAVEL REQUIREMENTS:
  • Travel up to 10% of the time.
