Job description

Assist the Leasing Manager with the property marketing and leasing program. The Leasing Specialist is responsible for various sales and marketing projects and for ensuring that all policies related to branding, leasing and marketing are fulfilled in accordance with policies and procedures outlines by management. The Leasing Specialist will assist in ensuring there is consistency at the site and adhere to the best practices. Reports to the Leasing Manager and works closely with the Regional Leasing Specialist and VP of Marketing and Leasing to set leasing goals and develop strategic plans for achieving budgeted occupancy.

Responsibilities

1. Assist the Leasing Manager with national branding, programs and marketing goals outlined in the annual marketing plan.

2. Develop and distribute leasing and marketing collateral, flyers, etc. Ensure accuracy on all printed material.

3. Assist with planning, preparation, and implementation of marketing and leasing events, property events, social media competition, etc. as approved.

4. Assist with the execution of monthly marketing calendars and initiatives.

5. Continually develop product knowledge, fair housing, and other industry knowledge in order to meet and exceed leasing goals.

6. Greeting and answering questions, both by phone and in-person from prospects and current residents in a professional and positive manner

7. Develop both print and internet marketing and advertising strategies

8. Daily follow-up on guest cards

9. Participate in outreach marketing activities, distribute flyers, advertising and marketing materials

10. Facilitate "move-in" process including touring models or vacant units, set-up of mini-models as needed, promoting the property and lease signing

11. Assist with application verifications and ensure accurate and timely completion of lease file paperwork.

12. Assist the Leasing Manager with renewal campaigns

13. Conduct marketing surveys, shop competitors where applicable and complete Marketing Reports

14. Conduct all business transactions in accordance with Michaels policies and procedures

15. May include weekend work

Qualifications

Required Skills:

Have excellent communication and organizational skills

Be creative with regard to developing innovative and effective marketing presentations

Be detailed oriented regarding applications, verifications and compliance

Highly energetic and motivated

Required Experience:

Two or more years' experience with Marketing/Leasing and Customer Service

High School Diploma required, any college level marketing course work preferred

Needs to be heavy sales and marketing focused

Required Skills and Abilities:

Demonstrated leadership skills.

Ability to effectively manage and delegate numerous tasks in a short period of time.

Proven proficiency in all areas of property management operations.

Strong organizational, analytical, financial and decision-making skills.

Excellent communication, management and customer service skills.

Strong competency with email and internet usage, as well as word processing and spreadsheet programs.

Experience with Property Solutions Entrata a plus.

Working Conditions:

Majority of working hours will be spent inside an office. Exposure to adverse weather conditions such as rain, sleet, snow, and extreme high or low temperatures may be required to complete such duties as marketing the property, meeting with University officials or vendors, giving tours of the model and community amenities to prospects or during the turn over period.

Blackout periods for vacation days may be enforced during high-volume times of year for turnover, approximately July 15 - September 15 dependent upon specific market needs and conditions.

Travel outside of the local market to attend company and/or industry meetings or conferences will be minimal. Notification will be provided as far in advance as possible in order for personal arrangements to be made.
