What is a leasing agent?

Leasing agents are professionals who help property owners find tenants for rental properties, such as apartments, homes, or commercial spaces. They advertise available units, show properties to prospective renters, screen applicants, and handle lease agreements. Leasing agents also serve as a point of contact for both landlords and tenants during the leasing process, ensuring all necessary paperwork is completed and guiding both parties through move-in procedures. Their goal is to fill vacancies quickly with qualified tenants while maintaining positive relationships.

What are the key skills and qualifications needed to thrive as a leasing agent?

To thrive as a Leasing Agent, you need strong sales abilities, knowledge of property management, and often a high school diploma or equivalent, with some employers preferring real estate licensure. Familiarity with property management software (such as Yardi or AppFolio), CRM systems, and digital marketing tools is typically required. Excellent interpersonal skills, organization, and persuasive communication help you connect with clients and efficiently manage leasing processes. These skills and tools are essential for securing tenants, maintaining occupancy rates, and providing a positive rental experience.

What are some typical challenges leasing agents face when balancing multiple properties or clients?

Leasing Agents often manage several properties or juggle numerous client inquiries at once, which can make prioritizing tasks and maintaining clear communication challenging. Staying organized is crucial, as agents must coordinate showings, process applications, and respond promptly to both prospective and current tenants. Additionally, dealing with unexpected issues—such as last-minute maintenance needs or negotiating lease terms—requires adaptability and strong problem-solving skills. Building good relationships with property managers, maintenance teams, and clients helps smooth out these challenges and ensures a positive leasing experience.

What is the difference between Leasing Agent vs Property Manager?

AspectLeasing AgentProperty Manager
CredentialsReal estate license often requiredReal estate license often required; additional certifications may be preferred
Work EnvironmentPrimarily sales-focused, working with prospective tenantsOversees entire property operations, including maintenance and tenant relations
Employer & Industry UsageReal estate agencies, property management companiesProperty management firms, real estate companies
Search & Comparison IntentUnderstanding sales and leasing rolesManaging property operations and tenant relations

While both roles involve working with tenants and properties, a Leasing Agent primarily focuses on marketing and leasing units to prospective tenants. In contrast, a Property Manager oversees the overall management of the property, including maintenance, rent collection, and tenant relations. Both roles may require similar credentials but differ in scope and responsibilities.

How much do leasing agents make in a year?

Leasing agents typically earn an average annual salary of around $40,000 to $50,000, depending on location, experience, and the property management company. Many leasing agents also receive commissions or bonuses based on leasing performance, which can increase total earnings.

Is leasing agent a good career?

A leasing agent is a customer service-oriented role that involves showing properties, processing applications, and managing lease agreements. It can offer flexible hours and opportunities for commission-based income, but may require strong communication skills and knowledge of local rental laws. Job stability and advancement depend on the real estate market and individual performance.

Where do leasing agents make the most money?

Leasing agents tend to earn higher salaries in regions with a high cost of living and strong rental markets, such as major metropolitan areas. Additionally, those working for large property management companies or in luxury housing often have higher earning potential due to commission structures and experience requirements.

Job description

Leasing Agent (Floater) — Westchester

The Leasing Experts (LXP) · Yonkers · White Plains · Port Chester · Part-time / Hourly + commission

About LXP

The Leasing Experts is a leasing and marketing execution firm running lease-ups across Westchester & Fairfield counties. We outlease the competition because we take it seriously — sharper marketing, better data, faster follow-up, and a team that treats every tour like it matters. When developers want a building leased right, they call us.

The Role

We're hiring a part-time floater leasing agent to cover appointments across our active buildings in Yonkers, White Plains, and Port Chester. This isn't a desk job tied to one property — you'll be mobile, covering tours where the traffic is, across multiple lease-ups. We're looking for someone with real energy and a genuine people personality — the kind of agent a prospect remembers after the tour. If you light up a room, close warmly, and love the hustle of leasing, this is for you.

Ideal for a licensed agent who wants flexible hours and volume without being chained to a single leasing office.

Responsibilities

  • Conduct scheduled tours and handle walk-ins across assigned properties
  • Own prospect follow-up — calls, texts, emails — and drive traffic to application
  • Shoot quick, authentic videos (unit walkthroughs, tour highlights) and share them in your email and text follow-ups to keep prospects engaged
  • Log every lead, tour, application, and note in Yardi (CRM iQ) or similar software.
  • Know current availability, pricing, and concessions cold for each building you cover
  • Confirm units are show-ready before every appointment
  • Represent multiple properties and brands professionally
  • Coordinate with LXP leasing staff and on-site property management
  • Report weekly on traffic, conversion, and appointment outcomes

Requirements

  • Active New York State Real Estate Salesperson license (or in process and willing to obtain under our sponsoring broker)
  • Energetic, personable, and camera-comfortable — you're happy to get on video and put a face to the follow-up
  • Reliable transportation and willingness to travel between Yonkers, White Plains, and Port Chester
  • Yardi experience required or strongly preferred — CRM iQ, Voyager, or RentCafe, Google Sheets
  • Availability that includes evenings and weekends (peak tour times)
  • Disciplined follow-up and strong written/verbal communication
  • Comfort with leasing tech — scheduling apps, ILS platforms (Apartments.com, Zillow, StreetEasy)

Preferred

  • Prior multifamily leasing experience (at least 1 year in a leasing or rental office)
  • Bilingual (Spanish)
  • OneKey MLS familiarity

Compensation & Perks

  • Commission per lease, plus performance kickers for top-producing agents — the more you close, the more you earn
  • Gas allowance to cover travel between properties
  • Flexible part-time hours but Saturday & Sunday required
  • Ability to grow with us - most of our PT agents become FT within a few months.
