Lead Building Engineer

Location: One Town Square, Southfield MI

One Town Square | REDICO

Position Summary:

We are seeking a highly skilled Lead Building Engineer with expertise in high-rise buildings and a strong background in HVAC systems. The ideal candidate will have extensive experience in managing and maintaining HVAC systems in high-rise buildings, along with a proven track record of leadership and team management.

Key Areas of Responsibilities:

  • Possess strong organizational and decision-making skills.
  • Assist in the development and implementation of practices and procedures for installing, maintaining, repairing, and improving building equipment, structure, and finishes.
  • Preplan Engineering group activities to minimize surprises and redirection.
  • Demonstrate the ability to lead and motivate subordinate Engineers.
  • Involve Engineers in the decision-making and problem-solving process where productively beneficial.
  • Search for ways to refine Engineering procedures and expand accomplishments.
  • Coordinate, oversee, and participate in the successful completion of assigned duties of the Engineering group as directed by the Chief Engineer.
  • Prioritize assigned tasks to the Engineering group and execute necessary changes.
  • Act without approval to ensure that standards are maintained in the absence of the Property manager and/or Chief Engineer.
  • Ensure adequate supply of common and special parts, supplies, tools, equipment, and materials required by the Engineering group.
  • Assist in the administration of the Preventive Maintenance program to ensure records are accurate and complete, tasks are performed on schedule, and historic data is preserved.
  • Prepare Engineering group labor reports and time records as directed by the Engineering Manager.
  • Actively lead energy conservation initiatives and reports.
  • Direct subordinates to ensure strict adherence to start, lunch, and stop times.
  • Direct subordinates to ensure optimum productivity and time management.
  • Provide support to Property Manager and Chief Engineer to ensure compliance with all governmental codes, laws, and regulations.
  • Supervise and coordinate contractor activities as directed and needed for the property.
  • Demonstrate willingness to accept new and challenging assignments.
  • Prepare preliminary employee evaluations as directed by the Chief Engineer.
  • Coordinate engineer shifts, time off, on-call schedule, and overtime as needed to obtain the least cost to the Company for labor services.

Education, Experience and Skills Required:

  • Daily communication with management as it relates to the job site schedule
  • Become familiar with all Continuum Engineering programs and standards
  • Develop working knowledge of all common Engineering operations through working exposure, cross-training, educational opportunities, and independent study
  • Participate in training programs both as a student and as a teacher
  • Develop good verbal, written, and electronic communication skills
  • Possess the ability to calculate surfaces, volumes, weights, and measure
  • Possess the ability to perform fundamental electrical calculations and application of Ohm’s Law
  • Possess the ability to perform fundamental heat transfer and fluid/air flow calculations
  • Ability to operate, troubleshoot and repair equipment such as boilers, chillers, package units, pumps, controls, and the like.
  • Develop intermediate level skills in Microsoft Word, Excel, Outlook, and Windows
  • Willing to take on additional duties and/or miscellaneous tasks, as needed
  • MUST HAVE EXPERIENCED in COMMERCIAL PLUMBING

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the Lead Building engineer.

  • While performing the duties of this job, the employee is regularly required to stand, squat,crawl,walk,talk, bend, stretch, pull or push and lift items and manipulating tools with limbs extended
  • Ability to lift up to 50 lbs
  • Ability to climb up and down stairs and ladders
  • Ability to work standing all day
  • Ability to access remote and confined areas such as crawl spaces, roofs, service ladders, stairways, equipment enclosures, etc.
  • Normal use of sight, smell, touch, and hearing senses
