JOB MISSION
Garrette Homes is seeking a Land Acquisition Specialist to identify, evaluate, and secure land opportunities that support the company's growth and community development goals. This role is responsible for building strong relationships with landowners, developers, and industry partners, analyzing land opportunities for residential construction, negotiating purchase agreements, and supporting entitlement and development processes while collaborating with internal teams to drive successful projects from acquisition through development.
JOB RESPONSIBILITIES
  • Develop and Cultivate Business Relationships: Establish and nurture positive relationships with key stakeholders such as developers, landowners, public agencies, and realtors to facilitate land acquisition opportunities and strategic partnerships.
  • Identify Properties for Purchase: Conduct thorough research to identify potential properties for acquisition, including both finished lots and unimproved land, while analyzing their value and marketability for residential construction.
  • Proactively Communicate with Landowners: Engage in proactive outreach efforts, including mailers and meetings, to identify and capitalize on land acquisition opportunities, demonstrating strong communication and negotiation skills.
  • Analyze Value and Marketability: Assess the value and marketability of identified properties for residential construction purposes, utilizing analytical skills to evaluate potential opportunities and risks.
  • Negotiate and Document Land Agreements: Negotiate land agreements and purchases in alignment with company objectives, ensuring completeness and accuracy in all documentation produced, including written agreements.
  • Collaborate with Team Members: Work collaboratively with the Land Acquisition team to complete strategic projects and initiatives, contributing to the overall success of land acquisition efforts.
  • Manage Entitlement and Development Process: Oversee the entitlement and development process to create lots, securing permitting and other necessary requirements for property development, while managing the process efficiently.

JOB REQUIREMENTS
  • Bachelor's degree in business/sales or similar field preferred-or associate degree with equivalent work experience.
  • 3-5 years sales, business negotiations or land acquisition experience.
  • Residential real estate industry experience is preferred but not required.
  • Mortgage, title, and/or escrow experience is desirable.
  • Knowledge of utility and developmental review departments is desirable.
  • Familiarity with contracts, building codes, land use, storm water and land development is useful.
  • Enjoys conducting research to gather information and identify solutions.
  • Responsible with strong work ethic, integrity, and reliability; positive contributor to team culture.
  • Organized and detail-oriented, effective follow through.
  • Exceptional communication and project management skills.
  • Past use of Microsoft Office programs including Excel, Word and Outlook.
  • Experience with real estate software used for market analysis is preferred.
  • Reliable vehicle with valid driver's license required.
  • Willingness to travel in greater Puget Sound area; mileage reimbursed.
