Description:

The Land Development Construction Manager will manage residential projects, engineering design, estimating, budgeting, development, and dedication of site improvements of our communities.


Key Responsibilities:

  • Overseeing daily land development field operations on multiple projects
  • The Development Manager will work with the Director of Acquisitions & Development to provide input during due diligence period, design, budget processes and project management
  • Managing contractors, verifying work completion/monitoring progress
  • Ability to source contractors, engineers, surveyors, and consultants to provide bids for due diligence and preliminary budget estimates
  • Prepare project planning and development schedules
  • Monitor schedules weekly to ensure timely delivery of completed development projects.
  • Formulate detailed project budgets based on third-party bids
  • Track costs while proactively managing site progress to ensure projects are delivered within budgeted cost and time.
  • Provide site inspections to identify project status, progress and risk management
  • Coordinate contractors and inspectors for completion of land development projects
  • Review, reconcile, and approve progress pay applications
  • Manage daily the general contractor operations, vendor, and other contractor scheduling, obtaining all necessary permitting and ensuring work is aligned with the plans for each project
  • Understanding of developer agreements, project dedication and bond release work
  • Coordinating land development work with homebuilding operations
Requirements:
  • Education: Bachelor’s degree in Civil Engineering, Urban Planning, Construction Management, or related field preferred.
  • Experience: Minimum of 4 years of experience in land development or a related field, preferably in the residential home building industry.
  • Skills: Strong project management and organizational skills, excellent communication and negotiation abilities, proficiency in project management software (e.g., Microsoft Project, Procore), and advanced Excel skills.
  • Attributes: Detail-oriented, proactive, ability to work under pressure, and strong problem-solving abilities.
