Whatwearelookingfor

WeareseekinganEstimatortojoinourPreconstructionteam.Thisroleisresponsiblefordevelopingaccurateandcomprehensiveconstructionestimatesfromearlyconceptualdesignthroughfinalbidandprojectaward.TheEstimatorworkscloselywithclients,designteams,tradepartners,suppliers,andinternalprojectteamstoevaluatescope,identifyopportunitiesandrisks,anddevelopcompetitiveprojectpricing.Theidealcandidatehasastrongunderstandingofcommercialconstruction,withHCAI(formerlyOSHPD)healthcareand/orDSAK-12educationexperiencehighlypreferred.

KeyResponsibilities

Estimating&Preconstruction

• Reviewandinterpretprojectplans,specifications,addenda,andothercontractdocumentstounderstandprojectscopeandrequirements
• Preparedetailedquantitytakeoffsandpricingforlabor,materials,equipment,generalconditions,andotherprojectcosts
• Developconceptual,schematic,GMP,negotiated,design-build,andhard-bidestimates
• Evaluateprojectdocumentsforscopegaps,constructabilityconcerns,costrisks,andopportunities
• Developandmaintainestimatesthroughoutthedesignprocess,includingcostcomparisons,varianceanalyses,andvalueengineeringoptions
• Evaluatesitelogistics,sequencing,schedulerequirements,productivity,andotherfactorsthatmayimpactprojectcosts
• Participateinestimatereviewsandbid-dayactivitiestoensureestimatesareaccurate,complete,andcompetitive

TradePartner&ProjectCollaboration

• Developbidpackages,scopesofwork,RFQs/RFPs,andsubcontractorsolicitationdocuments
• Solicit,review,level,andanalyzetradepartnerandsupplierproposalsforcompletenessandcompetitiveness
• Buildandmaintainstrongrelationshipswithtradepartners,suppliers,clients,andprojectteams
• Clearlycommunicateestimateassumptions,exclusions,opportunities,andriskstoprojectteamsandleadership
• CollaboratewithOperationsandProjectManagementtosupportthetransitionofawardedprojectsfromPreconstructiontoOperations
• Participateinclientmeetings,interviews,presentations,andprojectpursuitsasneeded
• Dependingonexperience,leadpreconstructioneffortsoncomplexprojectsandprovideguidanceandmentorshiptojuniorestimatingteammembers

Qualifications

• Bachelor'sdegreeinConstructionManagement,CivilEngineering,Architecture,orarelatedfieldpreferred;equivalentconstructionexperiencewillbeconsidered
• Commercialconstructionestimating,preconstruction,projectengineering,orrelatedexperience
• HCAI/OSHPDhealthcareand/orDSAK-12estimatingexperiencehighlypreferred
• Strongknowledgeofconstructionmeans,methods,sequencing,materials,buildingsystems,andcosts
• Experiencewithconceptualestimating,quantitytakeoffs,hardbids,negotiatedwork,design-build,and/orGMPestimating
• Abilitytoreadandinterpretconstructiondrawings,specifications,andcontractdocuments
• Experiencesoliciting,reviewing,leveling,andanalyzingsubcontractorproposals
• Stronganalytical,mathematical,organizational,andproblem-solvingskills
• Excellentattentiontodetailwiththeabilitytomanagemultipleprioritiesandmeetcriticaldeadlines
• Strongwrittenandverbalcommunicationskillswiththeabilitytoworkcollaborativelywithinternalandexternalteams
• WorkingknowledgeofMicrosoftExcel,Bluebeam,takeoff/estimatingsoftware,BIMtools,andconstructionmanagementplatforms

Compensation

• Full-Time
• SalaryRange:$100,000/year-$195,000/year(basedonexperience)
