Job description

Purpose of Position
The primary purpose of your job position is to maintain functions of plant operations, including; maintaining the grounds, facility and equipment in a safe and efficient manner in accordance with current applicable Heritage, Federal, State and Local standards, guidelines and regulations. To follow our established policies and procedures, as may be directed by the Ancillary Services Director and/or designee. To assure that a successful maintenance program is maintained at all times. To work cooperatively and professionally with Executive Director, Ancillary Services Director, Employees, Residents, Visitors and other Personnel.
Description
  1. Work closely with Ancillary Services Director and Executive Director to establish goals, objectives, standards related to plant operations.
  2. Is knowledgeable of department of Maintenance practices, procedures, safety regulations, and guidelines.
  3. Receives, follows and ensures that maintenance schedules are followed as outlined by Ancillary Services Director/Executive Director.
  4. Follows preventative maintenance programs of maintaining facility equipment and property, as necessary/approved.
  5. Perform routine maintenance and repair on the facility and equipment to include plumbing, plastering electrical, carpentry, mechanical, etc., as directed, in accordance with established procedures.
  6. Maintains lighting systems within apartments and common areas.
  7. Inspects Heritage on a daily basis to ensure that the grounds, buildings and equipment are maintained in accordance with established policies and procedures and all hazardous areas are properly identified.
  8. Assists in the safety and security of Heritage at Falmouth.
  9. Inspects and tests Heritage equipment on a scheduled basis.
  10. 1Assures that the plant and equipment is properly maintained for comfort, convenience and safety, operating to manufacturer's specifications.
  11. Reports and assists in identifying and correcting problem areas and equipment, and/or improvement of services.
  12. Replaces equipment as necessary and approved.
  13. Maintains an adequate level of required supplies and equipment.
  14. Follows polices that will effectively maintain equipment and supplies for Heritage.
  15. Completes necessary forms, reports, documentation as required, submitting such to Ancillary Services Director/Executive Director as required.
  16. Participates in programs designed for in-service education, on the job training and orientation classes.
  17. Adheres to department working hours and completes assignments within guidelines set by Ancillary Services Department/Executive Director.
  18. Adheres to Universal Precautions and Infection Control Policies, including following established hand washing procedures, use of appropriate PPE and supplies when handling infectious materials.
  19. Follows established policies governing the use/disposal of PPE and disposal of infectious wastes.
  20. Has a competent understanding of all chemicals and has been trained to use them in accordance with standards.
  21. Wear and/or use safety equipment and supplies and uses proper mechanics while performing duties (e.g., back brace, mechanical lifts, etc.) when moving or lifting heavy objects.
  22. Keeps work area(s) free of hazardous conditions, i.e., grease/oil spills, excess supplies, equipment, etc., to assure that all established safety rules/regulations are followed at all times. Refers to materials safety when necessary.
  23. Follows established policies governing the use of labels and MSDSs.
  24. Ensures that work/assignment areas are clean and equipment, tools, supplies, etc., are properly stored before leaving such areas on breaks, end of work day, etc.
  25. Performs shipping and receiving tasks as directed.
  26. Performs other related duties and activities as may be become necessary or as directed by Ancillary Services Director/Executive Director.
  27. Report all accidents/incidents to ACD/ED on the shift on which they occur.
  28. Maintains the confidentiality of all resident care information, including protected health information.
  29. Reports known or suspected incidents of unauthorized disclosure of said information and adheres to Resident Rights.
  30. Reports known or suspected incidents of fraud to the Executive Director.
  31. Works to further professional growth and knowledge.
  32. Exemplifies a high standard of customer service with the ability to deal tactfully with personnel, residents, visitors, and the general public.
  33. Participates in Heritage projects and offers input for the continuous improvement of practices.
  34. Ensures regulatory agency and internal policy compliance through diligent adherence to practices.
  35. Follows Heritage policies and procedures.
  36. Understands terms and concepts relevant to job practices.
  37. Reports to work in compliance with work schedules, or as directed.
  38. Other duties as assigned.

Qualifications
  • High School degree and 3-5 years' experience in a maintenance/plant related position preferred.
  • Knowledge in various mechanical, electrical and plumbing systems.
  • Must have a valid driver's license.
