Job description

We are currently seeking a professional and experienced Painting Contractor to work on properties located across Stonecrest, GA, 30038. This is a contract-based position offering a flexible schedule driven by project volume and turnaround timelines.
Note: Contract engagement is contingent upon the successful completion of a confidential criminal background check, conducted in accordance with applicable laws.
Scope of Work
  • Painting Services & Surface Preparation: Perform high-quality painting tasks for apartment and condo turnovers. This includes site preparation (laying drop cloths, masking switches/fixtures, covering ceilings/fans), minor drywall repairs (patching and sanding holes, filling small cracks), and applying paint to walls, trim, doors, and ceilings (when ordered).
  • Client & Team Coordination: Act as the primary onsite point of contact. This includes communicating clearly in English with onsite maintenance managers and leasing staff to obtain keys, clarify unit-specific needs, and confirm completed work.
  • Site Cleanliness & Safety: Maintain a clean and safe work environment, adhering to all safety protocols, local regulations, and proper disposal of painting materials. Paint spills, drips, and overspray must be immediately cleaned from flooring, hardware, cabinetry, and appliances before drying. Leftover spills requiring subsequent cleaning services will be charged back to the contractor.
  • Resource Management: Manage and deploy additional team resources during high-demand periods to ensure project deadlines are met.
  • Close-Out Procedures & Proof of Completion: Ensure all masking tape and plastic are removed, appliances are returned to their original positions, switch covers are reinstalled, trash is removed, thermostats are set to the requested temperature (e.g., 75°F cooling / 65°F heating), and doors/windows are locked. You must upload proof of completion (high-quality photos/videos) and submit to a virtual inspection via the iRestify app before departing the unit.
Must-Haves to Be Considered:
  • Business Status: Must operate as a registered business/independent contractor (1099). This is a business-to-business contract, not an employment position.
  • Experience: Minimum of 5+ years of professional handyman or residential maintenance experience, specifically within apartment turnovers (Make-Ready/Punch work).
  • Transportation & Mobility: Must possess a reliable personal vehicle (Car, Van, or Truck) capable of transporting all necessary professional tools and small-to-medium project materials (e.g., blinds, fixtures, or bins) to and from various job sites.
  • EPA Lead-Safe Certification: Strongly preferred. Candidates possessing a current Lead Renovator certification (RRP) will be given priority consideration.
  • Background Screening: As part of our commitment to the safety of our clients' residential communities, all independent contractors and their personnel must be able to pass a comprehensive criminal background check in accordance with local laws and regulations.
  • Communication: Must be fluent in English (verbal and written) to effectively coordinate with onsite client management and iRestify operations staff.
  • Documentation & Virtual Inspection: Proficiency in using the iRestify mobile app to:
  • Document/photograph unit conditions upon arrival.
  • Submit to virtual inspections by uploading high-quality photos/videos of completed work for iRestify team approval prior to departing the unit.
  • Tools & Equipment: Must own and maintain a full suite of professional tools (impact drivers, drills, ladders, plumbing/carpentry hand tools).
  • Insurance: Possession of $1M business liability insurance is required.$2M is preferred or may be required depending on business growth.
Job Type: Contractor
Rate: Will be paid as a pre-agreed fix per apartment type (1BD, 2BD, etc.), or on a pre-agreed per square foot basis for full apartment painting or at a fixed lump sum for touch-ups (e.g., a couple of walls).

  • A contract will be assigned to you if you meet all eligibility requirements.
How You Will Get Paid:
  • Perform services as booked on a Monday-Sunday cycle.
  • Mid-following week, an invoice draft will be sent for confirmation.
  • Payment is made by direct deposit each Friday for the prior week.
