The Opportunity

Optiline Enterprises is a large commercial specialty contractor specializing in drywall, metal framing, acoustical ceilings, insulation, and interior systems, with offices in New England, Tennessee, and North Carolina and currently expanding operations across the East Coast.

We are on a disciplined path to becoming a $1 billion organization, and we are building the operational leadership necessary to support that growth.

This is not a project coordinator role.

The Project Manager owns the successful delivery of assigned commercial construction projects from preconstruction handoff through final closeout. This individual is accountable for financial performance, schedule, planning, client communication, safety, quality, and the coordination of field resources and trade partners.

Our Project Managers work closely with Project Executives, field leadership, clients, subcontractors, and internal support teams to identify risk early, maintain project predictability, and deliver work that strengthens Optiline's reputation.

This role provides a defined development path toward increased project responsibility, senior project management, and future Project Executive opportunities.

What You Will Do

Own Project Delivery

  • Lead assigned projects from preconstruction handoff through completion and closeout
  • Develop and maintain project schedules, work plans, budgets, procurement plans, and project objectives
  • Coordinate architects, engineers, general contractors, field leadership, subcontractors, vendors, and internal teams
  • Identify schedule, scope, budget, and constructability risks early and drive them toward resolution
  • Maintain accurate and complete project documentation

Protect Financial Performance

  • Own project budgets, cost projections, labor performance, purchasing, billing, and change management
  • Review project financial performance monthly and maintain accurate cost-to-complete forecasts
  • Monitor labor productivity and implement corrective action when performance falls behind plan
  • Prepare, price, negotiate, and track change orders
  • Protect contract margin while maintaining strong client relationships
  • Surface financial risk early rather than allowing problems to grow

Lead Field and Trade Coordination

  • Partner with field leadership to develop manpower plans, work sequences, and short-term production goals
  • Provide foremen and project teams with clear expectations, information, and work plans
  • Coordinate subcontractor buyout, contracts, scheduling, billings, and change orders
  • Support material and equipment procurement to maintain workflow and productivity
  • Resolve coordination issues directly, professionally, and within established decision-making lanes

Build Strong Client Relationships

  • Serve as a primary point of contact for clients on assigned projects
  • Communicate project status, risks, changes, and required decisions clearly and consistently
  • Build trust by following through on commitments and addressing problems before they become surprises
  • Represent Optiline professionally during meetings, site visits, and project communications
  • Help create repeat business through dependable project execution

Drive Safety, Quality, and Closeout

  • Reinforce Optiline's safety expectations across every assigned project
  • Partner with Safety and field leadership to address unsafe conditions and maintain compliance
  • Implement project-specific QA/QC expectations and regularly inspect completed work
  • Manage RFIs, submittals, shop drawings, punch lists, closeout documents, and warranty requirements
  • Deliver completed projects that meet contractual requirements and Optiline's standards for workmanship
First-Year Priorities
  • Learn and consistently follow Optiline's project management systems and operating standards
  • Assume ownership of an assigned project portfolio and establish clear project operating rhythms
  • Develop accurate project forecasts for revenue, billing, cost, labor, and profitability
  • Build productive relationships with clients, field leaders, subcontractors, and internal partners
  • Improve planning, documentation, and risk identification across assigned projects
  • Maintain strong safety, quality, schedule, and client-performance standards
  • Demonstrate the capacity and judgment required to manage increased project volume and complexity

The ideal candidate understands commercial construction and knows how to take ownership of a project.

They can read the drawings, understand the contract, manage the financials, coordinate the field, communicate with the client, and recognize when a project is beginning to move off plan.

They do not wait for someone else to solve problems. They identify issues early, communicate directly, and take disciplined action to protect the project, the client relationship, and the company.

Required

  • 3-5 years of commercial construction project management experience
  • Experience managing specialty construction, interior systems, or related commercial scopes
  • Ability to read and interpret construction drawings, specifications, contracts, and project documents
  • Experience managing project budgets, schedules, labor, purchasing, billing, and change orders
  • Strong financial judgment and the ability to identify issues that could affect project profitability
  • Ability to manage multiple priorities and projects in a fast-paced environment
  • Strong written and verbal communication skills
  • Working knowledge of Microsoft Excel, Word, and related business software
  • Valid driver's license and ability to travel to assigned jobsites

Strongly Preferred

  • Experience with commercial drywall, metal framing, acoustical ceilings, insulation, or interior systems
  • Experience managing subcontractors and field production teams
  • Experience performing quantity takeoffs and pricing change orders
  • Familiarity with Procore, Bluebeam, Microsoft Project, or similar construction technology
  • Bachelor's degree in Construction Management, Engineering, Business, or a related field, or equivalent demonstrated experience
