Job description

A growing commercial mechanical contractor seeks a HVAC Project Manager to oversee projects from initial bid through final closeout in the Overland Park and Olathe markets. You will manage project budgets, coordinate with engineers and subcontractors, and ensure on-time delivery of commercial heating, ventilation, and air conditioning installations. This Senior Project Manager role requires strong technical knowledge of HVAC systems combined with proven leadership abilities.

Key Responsibilities – Commercial HVAC Project Manager

  • Oversee commercial HVAC projects ranging from $500K to $5M+ including budget development, scheduling, procurement, and quality control
  • Coordinate daily with architects, engineers, general contractors, and internal installation teams to maintain project timelines and resolve technical issues
  • Prepare competitive bids and cost estimates using Bluebeam, MS Project, or similar software; conduct site assessments and material takeoffs (Glassdoor; ServiceTrade)
  • Manage submittal processes, permitting, inspections, and compliance with local building codes and ASHRAE standards
  • Lead weekly project meetings, track change orders, and provide executive reporting on project health and profitability

Qualifications – HVAC Project Manager

  • Minimum 3 years of progressively responsible experience managing commercial HVAC projects; bachelor's degree in mechanical engineering, construction management, or related field preferred
  • Active PMP, LEED AP, or Certified HVAC Designer (CHD) credential strongly preferred; EPA certification for refrigerant handling required (O*NET)
  • Demonstrated proficiency with project management software (MS Project, Primavera), estimation tools (Bluebeam, AutoCAD), and Microsoft Office Suite
  • Proven track record managing projects $1M+ with ability to read and interpret mechanical drawings, specifications, and load calculations
  • Excellent communication, negotiation, and problem-solving skills with ability to manage multiple concurrent projects

Preferred Qualifications – Commercial HVAC Project Manager

  • Experience with design-build or design-assist delivery methods on institutional or industrial projects
  • Familiarity with BIM coordination and clash detection workflows
  • Active relationships with local MEP subcontractors and suppliers in Kansas City metro

Physical Requirements – HVAC Project Manager

  • Regular travel to active construction sites requiring walking, standing for extended periods, and navigating uneven terrain or partially completed structures
  • Ability to climb ladders and lift up to 25 pounds occasionally during site inspections
  • Work performed in both climate-controlled office settings and job sites exposed to weather conditions; standard business hours with occasional evening or weekend site visits during critical project phases
  • Valid driver's license and reliable transportation for travel within 50-mile radius of Overland Park/Olathe
  • Ability to wear required PPE including hard hat, safety glasses, and steel-toed boots on jobsites
