Status: Full Time Non-Exempt, Hourly

Job Summary:
The Utility Coordinator is responsible for managing electricity, gas, and water services for all portfolios. This role ensures utilities are activated, transferred, disconnected, and billed accurately while supporting operational efficiency. The Utility Coordinator works closely with utility providers, internal departments, and property management teams to maintain uninterrupted utility service and ensure proper utility cost recovery through resident bill-backs.
Duties/Responsibilities:
• Coordinate utility activation, transfer, and disconnection for vacant and occupied homes.
• Maintain accurate records of utility account information for all managed properties.
• Review utility invoices for accuracy and identify billing discrepancies.
• Process utility bill-backs to residents in accordance with company policies and lease agreements.
• Ensure utility charges are accurately posted to resident ledgers within established timelines.
• Collaborate with utility providers across different cities, states, and counties.
• Submit deposits to specific utility providers.
• Work closely with service teams to ensure timely utility coordination for repairs and property readiness.
• Maintain utility tracking databases and reporting systems.
• Assist with special projects related to utility management and process improvements.
• Collaborate with Property Management, Maintenance, Accounting, and Resident Services teams to resolve utility concerns.
• Serve as the primary point of contact for utility-related inquiries from residents and internal teams.
• Perform additional duties as assigned.
Required Skills/Abilities:

• Excellent time management skills, detail-orientation and ability to multi-task and prioritize work.
• Strong decision-making and problem-solving skills, along with advanced conflict resolution skills.

• Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary.

Education and Experience:
• High School Diploma or equivalent
• Minimum of 4 years of Customer Service, Utility Management, or Property Management Experience
