The Opportunity

ARCA Builders is seeking an experienced Residential Project Manager to lead high-end custom home projects in the Pacific Palisades and surrounding West Los Angeles coastal markets.

This is a key leadership role for someone who understands the complexity of luxury residential construction and knows how to manage both the technical and client-facing sides of a build. You will work directly with ownership, homeowners, architects, designers, consultants, subcontractors, and site teams to deliver highly detailed custom homes from preconstruction through completion.

This is not a production-build environment. Our projects involve custom design, complex site conditions, high-end finishes, demanding stakeholders, and a high level of discretion. The right person will bring structure, urgency, polish, and strong construction judgment to every phase of the project.

What You’ll Do
  • Lead the full project lifecycle for luxury custom residential homes, from preconstruction through final completion.
  • Manage high-end custom home projects generally ranging from $1M to $10M+.
  • Oversee multiple projects at varying phases, typically 3–4 active projects.
  • Serve as a primary point of contact for homeowners, architects, designers, consultants, owner’s representatives, and key stakeholders.
  • Coordinate closely with site superintendents, subcontractors, vendors, and internal leadership.
  • Manage schedules, budgets, procurement, change orders, daily logs, and project documentation.
  • Maintain strong quality control across complex custom builds, luxury finishes, and detailed design requirements.
  • Proactively identify and resolve field issues before they impact schedule, budget, quality, or client confidence.
  • Navigate local permitting, inspection, code, and jurisdictional requirements for Southern California residential construction.
  • Support clear communication between the field, ownership, client representatives, and design teams.
  • Use construction management software to keep project activity, documentation, schedules, and changes organized and visible.
  • Represent ARCA Builders professionally in high-trust, high-discretion client environments.
What We’re Looking For

The ideal candidate has managed high-end custom residential construction in Southern California and understands the expectations that come with working on luxury homes.

You should be comfortable managing complex builds involving:

  • Hillside or coastal conditions
  • Structural complexity
  • Excavation, retaining, caissons, or challenging foundations
  • High-end glazing, finishes, and custom details
  • Sophisticated homeowners and owner representatives
  • Architects, designers, consultants, and multiple external stakeholders
  • Privacy-sensitive environments where discretion and professionalism matter
Required Qualifications
  • 5+ years of experience as a Project Manager in residential construction.
  • Proven experience managing luxury, custom, or high-end residential projects.
  • Strong understanding of the full residential construction lifecycle.
  • Ability to manage multiple active projects while maintaining schedule, budget, and quality control.
  • Experience working directly with homeowners, architects, designers, consultants, and subcontractors.
  • Strong communication skills and the ability to build trust with high-expectation clients.
  • Strong documentation habits, including daily logs, change orders, schedules, RFIs, budgets, and project updates.
  • Comfort using construction management software to manage project workflow and communication.
  • Ability to work primarily from Pacific Palisades / West Los Angeles job sites, with periodic meetings in Newport Beach.
  • Valid driver’s license and reliable transportation.
Preferred Qualifications
  • 7+ years of experience in high-end residential construction.
  • Prior experience with luxury custom homes in Los Angeles, Pacific Palisades, Malibu, Brentwood, Beverly Hills, Newport Beach, Laguna Beach, or similar markets.
  • Experience with Buildertrend, Procore, CoConstruct, Bluebeam, or similar construction management platforms.
  • Experience managing projects from preconstruction through closeout.
  • Experience working in design-build environments.
  • Familiarity with coastal, hillside, fire-code, environmental, or complex permitting conditions in Southern California.
  • Spanish language skills are helpful but not required.
  • Experience working in a growth-stage company where systems, process improvement, and ownership matter.
