Residential Project Manager

We are seeking a seasoned Project Manager who has successfully delivered ground-up residential projects in Washington, D.C. and can take full ownership from pre-construction through final completion.

The Role

You will lead full-cycle residential construction projects from planning through completion, including scheduling, budgeting, permitting, inspections, and client coordination.

This role requires experience managing ground-up custom residential homes in Washington, D.C., along with a strong understanding of local permitting and regulatory processes.

Core Responsibilities
  • Manage full-cycle construction of ground-up residential homes in Washington, D.C.
  • Develop and maintain detailed project schedules and budgets
  • Coordinate pre-construction planning, permitting, and approvals
  • Lead day-to-day execution, ensuring quality, timeline, and cost control
  • Manage subcontractors, vendors, and field teams with clear accountability
  • Conduct and lead inspections with DC authorities and ensure compliance
  • Serve as the primary point of contact for clients throughout the project
  • Proactively identify and resolve risks, delays, and budget impacts
Required Experience (Non-Negotiable)
  • 5+ years of proven experience managing multiple ground-up residential construction complex projects
  • Direct experience with DC permitting, zoning codes, and inspections
  • Demonstrated track record managing project budgets and schedules for complex residential builds
  • Strong technical knowledge of residential construction from start to finish
  • Experience operating as the lead Project Manager with full project ownership

Candidates without direct experience managing ground-up residential construction projects in Washington, D.C., including permitting and inspections, are unlikely to be a fit for this role.

  • Experience working with high-end or custom residential clients
  • Strong communication and client management skills
  • Ability to manage multiple projects while maintaining quality standards
Compensation and Benefits
  • Base Salary: $85,000 - $110,000 per year, depending on experience
  • 2 weeks PTO, increasing with tenure
  • 14 paid holidays
