Role Summary

The Onsite Maintenance Technician supports the upkeep, reliability, and presentation of a luxury condominium community and its shared assets. This position focuses on maintaining commonarea systems, shared amenities, and core building infrastructure while interacting professionally with unit owners, HOA board members, property manager, and vendors. The position emphasizes professionalism, discretion, and accountability, recognizing that maintenance decisions directly affect homeowner satisfaction, association assets, and longterm property value.


Responsibilities

  • Conduct routine inspections of commonarea grounds, mechanical, electrical, plumbing, and lifesafety systems
  • Diagnose building system issues and perform repairs or coordinate with contractors for repairs with attention to durability, quality, and safety. Advise the General Manager
  • Complete preventive maintenance tasks following established schedules and longterm assetmanagement standards
  • Respond professionally to maintenance needs affecting shared spaces or building operations, including emergency situations
  • Maintain clear and accurate records of maintenance activities for reporting to property manager and HOA board
  • Ensure all work complies with applicable building codes, safety regulations, and company and association policies and governing documents
  • Communicate courteously and discreetly with unit owners, residents, board members, vendors, contractors, and management representatives
  • Complete other maintenance tasks, as assigned by the General Manager

    • High school diploma or equivalent; technical or trade certification preferred

    Physical Requirements
