What is a HELOC underwriter?

HELOC underwriters are financial professionals who review and assess applications for Home Equity Lines of Credit (HELOCs). They evaluate the borrower's creditworthiness, property value, income, debts, and overall risk to determine if the applicant qualifies for a HELOC and under what terms. HELOC underwriters play a crucial role in ensuring that lending decisions comply with regulations and the financial institution's policies. Their expertise helps protect both the lender and the borrower from potential financial risks.

What are the key skills and qualifications needed to thrive as a HELOC underwriter, and why are they important?

To thrive as a HELOC Underwriter, a strong background in credit analysis, risk assessment, and knowledge of home equity lending guidelines is essential, usually supported by experience in mortgage or banking environments. Familiarity with loan origination systems, automated underwriting software, and regulatory compliance tools is typically required. Attention to detail, sound judgment, and effective communication help underwriters excel in evaluating applications and collaborating with loan officers. These skills ensure accurate risk evaluation, compliance with lending standards, and efficient processing of HELOC applications.

What are some common challenges HELOC underwriters face when evaluating complex applications?

Heloc Underwriters often encounter challenges when assessing applicants with unconventional income sources, fluctuating property values, or high debt-to-income ratios. Accurately analyzing self-employed borrowers' financial documents and staying up-to-date on changing lending regulations can be particularly demanding. Additionally, balancing risk management with providing a positive customer experience requires strong analytical skills and close collaboration with loan officers and risk management teams.

What is the difference between Heloc Underwriter vs Mortgage Underwriter?

Job description

Overview

About GreenSky:

GreenSky, LLC, headquartered in Atlanta, is a leading technology company Powering Commerce at the Point of Sale for a growing ecosystem of merchants, consumers, and banks. GreenSky's highly scalable, proprietary and patented technology platform enables merchants to offer frictionless promotional payment options to consumers, driving increased sales volume and accelerated cash flow. The GreenSky Program is operated on behalf of, and financing is offered and made by, federally insured, federal or state chartered financial institutions, which leverage GreenSky's technology to offer loans to primarily super-prime and prime consumers nationwide. Since GreenSky's inception, nearly 6 million consumers have financed nearly $70 billion of commerce using GreenSky's real time "apply and buy" technology.ย

Position: General Manager, HELOC

ย

Location: Sandy Springs, GA/Hybrid (3 days in office, 2 days remote)

ย

Overview:

GreenSky is bringing home equity lending to the point of sale. Homeowners hold trillions of dollars in tappable equity, and larger home improvement projects are a natural fit for a HELOC, yet almost none of that lending happens at the time the homeowner and contractor agrees on a project. We are building a business that changes that, and we are looking for a General Manager to lead it.

The GM will own the P&L and strategic direction for GreenSky's HELOC line of business, taking it from early launch to a multi-billion-dollar origination platform. This is a rare opportunity to build a new business inside the nation's largest point-of-sale home improvement financing platform, with an established merchant network, brand, and technology foundation already in place.

Duties & Responsibilities
  • Owns the P&L and strategic direction for GreenSky's HELOC line of business, from launch through scale
  • Aligns and leads cross-functional partners - product, credit, operations, legal and compliance, sales, and servicing - to deliver a market-leading point-of-sale home equity experience
  • Collaborate with Sales to define and execute the go-to-market strategy across GreenSky's merchant network, including merchant enablement, training, and adoption
  • Sets business targets and drives performance across the origination funnel: conversion, speed to close, and customer experience
  • Recruit, develop, and lead a high-performing team as the business grows
  • Ensures the business operates in full compliance with applicable regulatory requirements and internal standards
  • Represents the business with executive leadership and external partners
Required Skills/Qualifications
  • Demonstrates 12-15 years of experience in consumer lending, fintech, or financial services, including leadership of a business line, product P&L, or new business launch
  • Brings hands-on experience launching or scaling digital financial products
  • Operates as a data-driven leader with strong command of funnel metrics, unit economics, and disciplined prioritization
  • Leads effectively across functions, aligning product, operations, legal, and commercial teams behind shared goals
  • Builds and develops high-performing teams in fast-moving, ambiguous environments
  • Communicates clearly and persuasively with executive audiences and external partners

Preferred Skills:

  • Experience in home improvement or point-of-sale finance
  • Knowledge of home equity or mortgage origination (underwriting, closing, servicing)
  • Experience with merchants, partners, or B2B2C distribution channels
  • Experience operating in AI-forward digital lending environments

Our compensation structure is designed to reflect the cost of labor across various U.S. geographic markets. The base salary for this role ranges from $275,000 per year to $350,000 per year. Compensation will be determined by several factors, including relevant knowledge, skills, and experience. This role is also eligible to receive an annual bonus within a comprehensive total rewards package, alongside a full suite of medical, dental, vision, disability insurance, life insurance, 401k retirement benefits, paid time off, paid holidays, and paid personal/sick time. We anticipate that this position will remain open for at least 5 days, and candidates are encouraged to apply through our internal or external career sites.
