Job description

Join our team as a Property Manager at Ironwood Village!

Gorman & Company is looking for a Property Manager to lead operations at Ironwood Village, a 95-unit affordable housing community featuring LIHTC, NSP, and HTF units. This is a great opportunity for an experienced property management professional who enjoys leading a team, building strong resident relationships, and balancing the day-to-day operations of a thriving affordable housing community.

What You'll Do

  • Lead the day-to-day operations of the community, providing direction, coaching, and support to the onsite team.

  • Oversee leasing, marketing, resident relations, and retention efforts while working toward occupancy and operational goals.

  • Manage affordable housing compliance requirements, including resident certifications, documentation, and coordination with the Compliance team.

  • Oversee rent collection, accounts receivable, resident charges, budgets, invoices, and financial reporting while monitoring the property's overall financial performance.

  • Direct property operations, including maintenance activities, unit turns, inspections, vendor relationships, and service contracts.

  • Conduct regular property inspections to ensure the community is safe, well-maintained, and up to Gorman's standards for curb appeal.

  • Build positive relationships with residents, prospective residents, team members, vendors, and community partners while providing exceptional customer service.

What You'll Bring

  • 3+ years of affordable housing property manager experience.

  • Strong background within affordable housing programs (LIHTC, NSP, HTF)

  • Strong understanding of property operations, budgeting, financial management, and resident relations.

  • Excellent written and verbal communication skills with a customer-focused approach.

  • Ability to manage multiple priorities, work independently, and collaborate effectively with residents, team members, vendors, and internal departments.

  • Basic computer skills and proficiency with Microsoft Office programs.

  • Valid driver's license, automobile insurance, and a motor vehicle record that meets company insurance requirements.
