Description and Essential Functions

The Facilities Manager will be responsible for maintaining Green Mountain Transit's (GMT) properties, ensuring that all locations are safe for employees and customers, maintained to preserve function and respectful appearance, and reflect positively on GMT. Depending on the issue, the Facilities Manager may be hands-on in making repairs/improvements or a coordinator of external and internal staff performing these functions.ย  ย ย 

  • Oversees the maintenance and repair of buildings and grounds at GMT Headquarters and the Downtown Transit Center in Burlington.
  • Oversees the maintenance and repair of over 100 rider shelters spread across our service region, including coordination with local municipalities.
  • Coordinates custodial operations in collaboration with the Maintenance Management staff.
  • Ensures compliance with all safety and environmental regulations related to facility management, including fire safety, ensuring all locations operate in accordance with OSHA/VOSHA/local standards (Note: bus safety, driver safety, and mechanic safety will be managed by GMT operations staff, with the Facilities Manager working closely with vehicle maintenance department on safety systems in garage areas).
  • Develops and implements preventative maintenance programs for all locations.
  • Develops the scope of work in contracts and oversees the management of the resulting awarded contracts for contractors providing property management services, including but not limited to snow removal, lawn care, and janitorial services.
  • Supports GMT staff in inventorying properties and property management equipment, their condition, and their future needs to aid with capital planning and multiyear budgeting of property management.
  • Maintains accurate records of maintenance and repair activities and property-related warranties.
  • Supports the Capital Projects team and other internal staff in managing new construction and renovations.
  • May support the IT staff and operations staff with maintenance and repairs to property-based surveillance equipment (not onboard bus surveillance), displays and Wi-Fi at the transit centers, and customer signage.
  • Performs other duties as assigned.

Qualifications
Education and/or Experience: Five (5) or more years' experience in property management, facilities management, business administration, or related field or a bachelor's degree in property management, facilities management, business administration, or related field and two (2) or years' experience.
Essential Job Skills and Abilities:ย 

  • Understanding of building and grounds systems, including the ability to perform basic maintenance and repairs.
  • Perform routine functions with high accuracy and independence, as well as perform special assignments of medium complexity with independent problem-solving.
  • Strong verbal and written communication, attention to detail, ability to work independently, and ability to assist GMT in solving property-related problems.
  • Proficiency in email and have familiarity or willingness to learn the Microsoft Office Suite and Google Suite of products for document sharing and collaboration. Willingness to learn specialized software, if necessary, for property management.
  • Ability to work with a team and be comfortable in learning Federal/State procurement

Benefits

  • Wage:ย Starting wage is $70K to $80K, depending on experience.
  • Time Off:ย 11.70 hours of paid time off accrued per pay period; equivalent to 7+ weeks off.
  • Schedule:ย This is an on-site position, exempt (not eligible for overtime) and will work primarily Monday - Friday.
  • Health:ย 92.5% paid health care coverage by GMT, including medical, dental, vision, and prescription. 100% paid premiums for Short-Term Disability and Long-Term Disability by GMT.
  • Savings:ย GMT offers 457 Retirement Plans. After one year, employees who contribute of 3% will be matched by GMT at 5% and employees who contribute 5% will be matched by GMT at 7%.
