Job description

Location: Norfolk, VA
Position Summary
The MEP Superintendent (Mechanical & Plumbing Focus) is responsible for the field execution, coordination, and quality of all mechanical and plumbing systems on large-scale gaming and hospitality projects. This role leads subcontractor performance, ensures installations align with project documents and sequencing, and drives schedule, safety, and quality outcomes. The position requires strong knowledge of HVAC, hydronic systems, and plumbing infrastructure, with the ability to manage complex, fast-paced environments including casinos, hotels, back-of-house operations, and amenity spaces.
Key Responsibilities
Field Execution & Oversight
  • Lead day-to-day field operations for mechanical and plumbing scopes
  • Coordinate installation of:
    • HVAC systems (central plants, AHUs, VAVs, exhaust, kitchen ventilation)
    • Hydronic systems (chilled water, heating water, condenser water)
    • Domestic water, sanitary, storm, and gas systems
    • Specialty systems (commercial kitchens, laundry, pools/spa, grease waste)
  • Ensure all work is installed per drawings, specifications, and code requirements

Trade Coordination
  • Coordinate mechanical and plumbing subcontractors with:
    • Electrical and controls trades
    • Structural and architectural scopes
  • Identify and resolve field conflicts proactively
  • Enforce adherence to coordinated drawings and approved shop drawings
  • Participate in and lead MEP coordination and pull planning meetings

Schedule & Sequencing
  • Develop and manage lookahead schedules (3-week / 6-week)
  • Sequence work to support:
    • Vertical construction
    • Finish trades
    • Owner turnover milestones
  • Identify risks to schedule and implement recovery plans

Quality Control
  • Inspect installations to ensure compliance with:
    • Contract documents
    • Manufacturer requirements
    • Project quality standards
  • Verify system completeness prior to testing and turnover
  • Support pre-functional checklists and deficiency resolution

Commissioning & Turnover Support
  • Coordinate with commissioning team to support:
    • System startup
    • Functional testing
    • Owner demonstrations
  • Ensure systems are installation-complete and ready for testing
  • Track and close out deficiencies and punchlist items

Safety Leadership
  • Enforce jobsite safety requirements and company policies
  • Lead by example in promoting a strong safety culture
  • Coordinate safe work planning for complex mechanical installations
Qualifications
  • 7+ years of construction experience with strong focus on mechanical and plumbing systems
  • Prior experience as Superintendent, Foreman, or lead field role on large commercial projects
  • Experience in hospitality, gaming, healthcare, or large commercial projects preferred
  • Strong working knowledge of:
    • HVAC systems and air distribution
    • Hydronic systems and central plants
    • Plumbing systems (domestic, sanitary, storm, gas)
  • Ability to read and interpret drawings, specifications, and shop drawings
