Senior Assistant Project Manager – Drive Multi-Family Development Operations


Job Overview

  • Company: Kems Construction LLC.
  • Salary/Pay Rate: $100,000 - $120,000+ based on experience) plus Year-End Bonus.
  • Location: Danvers, MA.
  • Job/Employment Type: Full Time.
  • Schedule: Monday - Friday.
  • Project Scope: Residential / Multi-Family Podium Style.

The Opportunity

You will bridge the gap between field execution and project leadership, taking ownership of critical operational workflows for multi-family podium developments. This role positions you directly on the owner-developer side of the business, offering a clear path to full Project Manager responsibilities. You will drive project success while gaining rare visibility into real estate development and long-term asset management.


How You Will Make an Impact

  • Coordinated project schedules and resource allocation across multiple sub-contractors to maintain strict delivery timelines.
  • Administered the Request for Information (RFI) and submittal processes to ensure construction aligns with design intent.
  • Monitored project budgets and processed monthly pay applications to maintain financial accuracy across all site operations.
  • Evaluated change order requests from field teams to mitigate cost overruns and prevent schedule delays.
  • Directed site progress meetings with trade partners to streamline communication and proactively address operational bottlenecks.
  • Inspected ongoing work alongside field superintendents to maintain strict quality control standards for owned assets.
  • Organized project closeout documentation and owner turnover packages to ensure seamless transition to asset management.


Required Qualifications & Experience

  • 3 to 5+ years of progressive experience in construction management.
  • Proven track record supporting multi-family residential or commercial podium construction projects.
  • Demonstrated capability handling RFI, submittal, and change order management platforms.
  • Strong financial acumen with experience tracking project costs and budget line items.
  • Exceptional communication and organizational skills required to lead cross-functional project meetings.


Preferred Qualifications & Experience

  • Bachelor's degree in Construction Management, Civil Engineering, or related technical field.
  • Prior experience working directly for an integrated developer-builder.
  • Proficiency with construction scheduling software such as MS Project.
