Full Job Description:

Rayco Exteriors is seeking a full-time Estimator who will play a critical role in bridging our Business Development and Project Management teams. This role requires a detail-oriented professional with strong analytical skills and a comprehensive understanding of industry practices. Typical scopes of work include balcony reconstruction, painting, rough carpentry, siding, stucco, windows/doors, railing systems, roofing, and waterproofing. In addition to traditional estimating responsibilities, this role will involve developing repair prioritization recommendations, value engineering, and determining cost of repairs.

Key Responsibilities

The following tasks will comprise 75% or more of your time:

  • Conducting bid walks to assess project scope and site conditions.
  • Reviewing provided scopes of work and identifying gaps or discrepancies.
  • Completing takeoffs and accurate measurements to ensure precise estimates.
  • Obtaining competitive material and subcontractor costs for accurate budgeting.
  • Determining best methods for repair, including alternative approaches to optimize cost and efficiency.
  • Preparing Settlement Sufficiency Analyses (SSAs) and cost of repair reports.
  • Submitting RFIs and documenting project communication for clarity and accountability.
  • Organization and accountability for Estimate Folder and all relative project documents used in the bidding process for contract and smooth transition to Operations
  • Developing hard cost estimates for project execution.
  • Reviewing estimates with the Director of Construction or Project Manager to align with project goals
  • Engaging in value engineering to identify cost-saving opportunities while maintaining quality.

Requirements:

Qualifications

  • Experience in estimating for multifamily reconstruction, general construction, or exterior rehabilitation.
  • Strong understanding of means and methods, material costs, and subcontractor pricing.
  • Prior experience with destructive testing, SSAs, and cost of repair analysis is preferred.
  • Proficiency in estimation software, Excel, and project management tools.
  • Excellent communication and documentation skills for consulting and reporting.
  • Ability to work independently while coordinating with business development and project management teams.
