Job description

POSITION OVERVIEW
CORE is seeking a Sr. Preconstruction Manager to support our Healthcare Team in Flagstaff/Northern Arizona. This role will oversee the entire preconstruction phase of complex healthcare projects. This role ensures accuracy in cost estimation, coordination of trade partners, alignment with project goals, and a seamless transition from preconstruction to construction. The Sr. Preconstruction Manager leads project-specific preconstruction efforts, manages Preconstruction Managers, collaborates closely with internal and external stakeholders, and supports healthcare projects, including inpatient environments, while ensuring compliance with healthcare construction standards, ICRA requirements, and certified healthcare construction practices.

VP of Preconstruction - Department vision, mission, goal alignment
KEY RESPONSIBILITIES
Project Leadership & Oversight
  • Serve as the project lead for preconstruction efforts, overseeing communication, deliverables, options, and estimates
  • Identify project challenges and develop mitigation strategies
  • Coordinate with Senior Preconstruction Manager and Assistant Preconstruction Managers
  • Oversee bid processes, trade coordination, and project timelines
  • Manage all scopes and directly oversee high-risk scopes
  • Review QTOs and breakdowns prepared by APMs
  • Conduct preconstruction workshops and training

Project Management
  • Manage daily preconstruction tasks including design coordination, schedules, and estimating
  • Take ownership of estimate development and delegate tasks at kick-off meetings
  • Manage multiple projects concurrently
  • Develop early-stage cost models using historical data
  • Perform unit pricing, scope breakdowns, and conceptual estimates
  • Support General Conditions and site logistics estimates
  • Analyze conceptual cost options
  • Develop value engineering strategies
  • Lead risk assessment and mitigation planning

Client & Stakeholder Communication
  • Work closely with clients to align goals, budgets, and expectations
  • Provide cost updates, VE options, and project adjustments
  • Represent CORE professionally in meetings

Trade Partner Relationships
  • Maintain strong trade partner relationships
  • Obtain pricing feedback and market insights
  • Review proposals and identify scope gaps

Constructability, Market Analysis & Scheduling
  • Identify constructability issues and coordinate solutions
  • Monitor market trends and cost escalation
  • Identify long lead items and develop mitigation strategies
  • Lead preconstruction and design schedules using Lean practices

Deliverables & Transition to Operations
  • Produce estimates, Basis of Estimate, and presentations
  • Present deliverables to clients and stakeholders
  • Coordinate handoff to operations teams

REQUIRED QUALIFICATIONS
  • Minimum 5 years preconstruction experience
  • Healthcare construction experience (required)
  • Healthcare Construction Certification (required)
  • Certified Healthcare Construction certification
  • ICRA certification and/or experience
  • Experience supporting inpatient healthcare projects
  • Proficiency with Bluebeam, Building Connected, Construct Connect
  • Strong leadership, organization, and communication skills
