Job description

Preconstruction Manager
Location: Fort Lauderdale, Florida
Job Type: Full-Time | Exempt | In-Person

CORE Construction is seeking an experienced and collaborative Preconstruction Manager to join our Fort Lauderdale, Florida team. This is an exciting opportunity for a construction professional who thrives in a fast-paced, team-oriented environment and enjoys leading projects from concept through the start of construction.
As a Preconstruction Manager, you will oversee the entire preconstruction process, ensuring accurate cost estimates, strategic planning, trade partner coordination, and seamless collaboration with clients, architects, engineers, and operations teams. You'll play a key role in delivering successful projects for K-12 schools, higher education, municipalities, healthcare facilities, and other institutional clients throughout Florida.

What You'll Do
  • Lead all phases of the preconstruction process from concept through project turnover.
  • Prepare conceptual, schematic, design development, and GMP estimates.
  • Develop detailed quantity takeoffs, budgets, and pricing analyses.
  • Coordinate bid solicitations and evaluate subcontractor proposals.
  • Review project drawings and specifications for constructability, completeness, and cost impacts.
  • Collaborate with owners, architects, engineers, consultants, and internal project teams throughout design.
  • Lead estimate kick-off meetings and coordinate preconstruction deliverables.
  • Develop and maintain preconstruction and design schedules utilizing Lean planning principles.
  • Analyze conceptual design options and provide cost comparisons and value engineering recommendations.
  • Identify project risks and develop mitigation strategies related to cost, schedule, constructability, and procurement.
  • Monitor market conditions, labor trends, material pricing, and cost escalation factors.
  • Identify long lead procurement items and develop strategies to minimize schedule impacts.
  • Support development of General Conditions budgets and site logistics planning.
  • Review quantity takeoffs and estimates prepared by team members to ensure quality and accuracy.
  • Prepare professional project deliverables including:
    • Detailed cost estimates
    • Basis of Estimate (BOE) documents
    • Presentations
    • Cost reports
  • Present estimates and recommendations to clients and project stakeholders.
  • Coordinate closely with Operations to ensure a successful transition from preconstruction into construction.
  • Foster strong relationships with trade partners and maintain a high level of client service.

Qualifications
  • Minimum of 2 years of experience in Preconstruction, Estimating, or Construction Operations.
  • Bachelor's degree in Construction Management, Architecture, Engineering, Construction Technology, Interior Design, Business Administration, or a related field preferred.
  • Experience with CMAR and/or Design-Build delivery methods preferred.
  • Strong understanding of commercial construction estimating and project planning.
  • Experience working on institutional projects such as:
    • K-12 Education
    • Higher Education
    • Municipal
    • Healthcare
  • Excellent written and verbal communication skills.
  • Strong organizational, analytical, and problem-solving abilities.
  • Ability to work effectively in a collaborative team environment.
  • Valid driver's license required.
