Job description

Healthcare Realty is seeking a Manager - Real Estate Finance to support the budgeting, forecasting, reporting, and analytical needs of a national portfolio of medical office buildings (MOBs). This position will work closely with the Vice President of Real Estate Finance, Finance Managers, and other members of the Finance organization to deliver accurate financial reporting, actionable insights, and operational analytics that support portfolio performance.
The ideal candidate is highly analytical, technically proficient, and capable of taking ownership of projects from inception through completion. This individual must be comfortable working with large datasets, developing financial models, and communicating findings clearly to both finance and operational stakeholders.
This role offers a unique opportunity to gain exposure to real estate finance, REIT operations, budgeting and forecasting, operational analytics, and portfolio-level decision-making within a publicly traded company.

Key Responsibilities
Budgeting, Forecasting & Financial Planning
  • Assist in the preparation and maintenance of annual budgets, quarterly forecasts, and periodic reforecasts for a national portfolio of medical office buildings.
  • Maintain property-level financial models and forecasting tools, ensuring assumptions are accurate and aligned with current operating and leasing expectations.
  • Analyze actual results against budget and forecast, identifying key drivers, trends, risks, and opportunities.
  • Support ad hoc financial modeling related to portfolio performance, leasing activity, occupancy trends, and operating expenses.
  • Partner with Asset Management, Accounting, and other departments to validate assumptions and improve forecast accuracy.

Financial & Operational Reporting
  • Prepare weekly, monthly, quarterly, and ad hoc reporting packages related to portfolio performance.
  • Analyze key financial metrics including NOI, cash leasing spreads, absorption, retention, occupancy, leasing activity, operating expenses, recoveries, and other portfolio performance indicators.
  • Develop recurring analyses and reporting tools that improve visibility into financial and operational performance.
  • Monitor performance against key operational and financial KPIs and communicate notable trends.
  • Support preparation of presentations and reporting materials for senior leadership.

Analytics & Process Improvement
  • Utilize large data sets to identify portfolio trends and business insights.
  • Develop and maintain dashboards, models, and reporting tools that enhance decision-making capabilities.
  • Identify opportunities to improve reporting processes, automate manual tasks, and enhance data quality.
  • Support the implementation and ongoing enhancement of MRI, Power BI, Excel-based reporting tools, and other analytical platforms.
  • Participate in special projects related to portfolio analytics, financial systems, and process improvements.

Qualifications
  • Bachelor's degree in Finance, Accounting, Real Estate, Economics, Business, or a related field.
  • 5-8 years of experience in FP&A, real estate finance, property accounting, asset management, commercial real estate analytics, or a related field.
  • Experience with property-level budgeting, forecasting, reforecasting, and variance analysis preferred.
  • Medical office, office, retail, or other commercial real estate experience strongly preferred.
  • Strong financial modeling and analytical skills with advanced Excel proficiency.
  • Experience working with large, complex data sets and translating data into actionable business insights.
  • Strong written and verbal communication skills with the ability to present findings clearly and concisely.
  • Experience with MRI, Power BI, or similar real estate and reporting platforms preferred.
  • Accounting background and strong understanding of financial statements is highly desirable.
