Job Summary:

The Manager, Facilities Operations providessenior operational leadershipfor the Facilities Management function,executing enterprise facilities strategyacross a large, geographically dispersed retail portfolio of 4,000+ locations. This role leads a team of Facilities CoordinatorsandSenior Coordinators and is accountable fordaytodayfacilities operations, preventive and reactive maintenance programs, vendor performance, and continuous process improvement.

The Manager owns operational (OPEX) and capital (CAPEX) budgetswithin approved enterprise plans,drivescosteffectivesolutions across the portfolio, and serves as atrusted operational subject matter expert,advisingFacilities leadership on best practices, building systems, and industry trends. This role partners closely with Real Estate, Construction, Finance, Procurement, Store Operations, and external service providers to ensure safe, compliant, andwellmaintainedfacilities that support business performance.

What will you do?

Leadership & Team Management

  • Provide leadership, coaching, and direction to a team of Facilities Coordinators and Senior Coordinators supporting a large,multisiteretail footprint.

  • Build ahighperforming, engaged team through ongoing development, performance management, and succession planning.

  • Make effective staffing decisions, including hiring, onboarding, training, and disciplinary actions as needed.

  • Challenge and inspire team members to deliver results aligned with organizational goals and service expectations.

Facilities Operations & Subject Matter Expertise

  • Serve as a facilities management subject matter expert,maintainingdeep knowledge of building systems-including HVAC, electrical, plumbing, roofing, structural, lighting, signage, and energy management-to support consistent execution and informed decision making.

  • Develop, implement, and continuously refine preventive maintenance, repair, and replacement strategies tooptimizeassetlifecycleperformance.

  • Stay current on industry trends, emerging technologies, regulatory requirements, andbestinclasspractices, translating insights into operational improvements and recommendations for Facilities leadership.

Financial & Budgetary Ownership

  • Own and manage OPEX and CAPEX budgets for facilities maintenance and capital projects, ensuring spend aligns with enterprise priorities, capital plans, and financial guardrails.

  • Develop annual budgets, forecasts, and financial plans;monitorperformance; and provideaccuratereporting and variance analysis.

  • Identifyand executecostsavingopportunities within established service standards and risk tolerance whilemaintainingservice quality, compliance, and operational reliability.

Vendor & Contract Management

  • Select, negotiate, and manage service provider contracts to ensure high performance, cost effectiveness, and service level compliance.

  • Establish vendor performance standards,scorecarding, and accountability measures.

  • Partner with Procurement and Legal to support contract negotiations and renewals.

Strategy, Process Improvement & Systems

  • Execute andmaintainpolicies, procedures, and standardsestablishedby enterprise Facilities leadership to ensure efficient and consistentfacilitiesoperations.

  • Implement and track benchmarks for call management, response times, service quality, and cost performance.

  • Lead continuous improvement initiatives within defined operating models, focused on process efficiency, technology enablement, and customer experience.

  • Oversee facilities management systems and software, including vendor management, work order processes, reporting, and analytics.

CrossFunctionalPartnership

  • Partner with internal stakeholders including Real Estate, Store Operations, Construction, Finance, IT, Risk Management, and Executive Leadership.

  • Represent Facilities Management operational priorities and initiatives across the organization, escalatingrisksand strategic considerations asappropriate.

  • Communicate effectively withcrossfunctionalpartners and Facilities leadership,providingoperational insights, recommendations, anddatadrivensupport.

Qualifications:

  • Strong functional and technical knowledge of facilities management, building systems, and retail operations, preferably in multi-site or retail portfolios.

  • Proven leadership andpeopledevelopmentskills supporting teams across multiple remote locations.

  • Demonstratedexpertisein project management, capital planning, vendor management, and contract negotiation.

  • Excellent communication, presentation, and negotiation skills with the ability to influence at all levels, including executive leadership.

  • Strongproblemsolvinganddecisionmakingskills in complex,fastpacedoperational environments.

  • Solid financial acumen, including budgeting, forecasting, and basic financial analysis.

  • Proficiencyin MS Office applications and facilities/maintenance management systems.

  • Ability to build andmaintainproductive working relationships internally and within the retail facilities industry network.

Certifications, Experience, and Education:

  • Certifications: Facilities Management, Project Management, or related professional certifications (e.g., IFMA, BOMA, PMP) are a plus.

  • Experience:

  • 7+ years of progressive experience in facilities management supportingmultisiteor retail portfolios.

  • Minimum of 5 years ofpeopleleadership experience managing teams and vendors.

  • Education:Bachelor's Degreerequired, or equivalent combination of education and experience. Preferred fields of study: Business Administration, Facilities Management, Engineering, Construction Management, Operations Management, or related discipline.

Location & Work Availability:

This position is Hybrid (4 days in office, 1 day remote), based at our corporate headquarters in Raleigh, North Carolina.
