Description
ECBuild is seeking a Construction Project Manager to join our team in Raleigh, NC. The Project Manager 2 position is responsible for the overall direction, supervision and daily operations of the project. This position will be responsible for operational priorities, schedule adherence, coordination, communications between all parties and the overall financial performance of the project. PM2 is capable of managing projects up to $30M.
Essential Functions:
  • Develop and maintain working relationships with Clients, Consultants, Subcontractors and other agencies of the project team
  • Maintain project communication hierarchy and protocol between project team
  • Develop and issue bid manuals
  • Plan and implement all procurement of materials and services for each project
  • Create scope of work assignments for each subcontractor and vendor
  • Create contracts with vendors and suppliers
  • Manage, supervise and be responsible for all project budgets and costs and participate in project accounting updates, approvals and processes
  • Manage subcontractor/vendor payment process
  • Prepare cost projections and cash flow reports
  • Manage subcontractor change order process, including tracking, budgeting and issuance of change orders
  • Manage all project team members
  • Create, maintain and manage project schedule
  • Manage project quality control/quality assurance plan
  • Schedule and attend all job meetings
  • Manage Project closeout and Subcontractor closeout procedures
  • Oversee Project Engineers and Assistant Project Managers and assist in Submittal review and RFI issuance, when required
  • Oversee Submittal process to assure timeliness and adherence to the project schedule
  • Track material deliveries to assure adherence to the project schedule
  • Perform other related duties as assigned

Requirements
Required Education and Experience:
  • Minimum of 2-3 years' experience in the role of Project Manager.
  • Bachelor's degree in Construction Management, Construction Science, or related field required
  • OSHA 30 Hour Certified
  • Has experience and/or demonstrates the ability to manage projects up to $30M
  • Thorough knowledge of all aspects of construction (technology, equipment, methods); subcontractor agreements, jurisdiction, negotiations; estimating, schedules and safety required
  • Familiarity of Good Manufacturing Practices (GMPs)
  • Excellent communication, organizational and supervisory skills essential
  • Excellent time management skills and a high attention to detail
  • Proficient with Microsoft Office - Word, Excel
  • Proficient with Bluebeam
  • Flexibility and willingness to travel and work at various locations
  • Ability to work well with diverse, multi-disciplined groups

Preferred Education and Experience:
Project Types: Pharmaceutical, Healthcare, Laboratory, MEP and Commercial Experience is a plus

Must be able to pass a criminal background check and a pre-employment drug screening
