Job description

At Dollywood Parks & Resorts, we create memories worth repeating! We are seeking Facilities Maintenance Manager who will embody the heart and soul of our mission of creating memories worth repeating while bringing families closer together while caring deeply about our brand.
We want to work alongside someone who acts as an extension of our mission, values, and culture. The ideal Facilities Maintenance Manager will be equal parts curious learner, innovator, administrator, detail driver, mentor, and motivator.
The Facilities Maintenance Manager oversees, develops and implements strategies to ensure the efficient maintenance of Dollywood Company properties assets and infrastructure, in compliance with state and federal regulations, and Company policies and procedures. All of this will be done in a manner consistent with the mission, values and operating philosophies and standards of the Dollywood Company.
Additionally, the ideal candidate will be able to display and live out Lead with Love qualities, strongly rooted in the Dollywood Company culture, by being patient, kind, trusting, unselfish, truthful, forgiving, dedicated and accountable.
Summary of Essential Functions and Responsibilities
  • Assist in the development, implementation, and monitoring of expense and inventory control programs for Facilities Maintenance teams
  • Prepare for and conduct P&L reviews, working with Finance in advance to adjust items as needed
  • Assist in the evaluation, planning and facilitation of capital needs across property
  • Ensure leaders and technicians are promoting a positive working relationship with our customers (the park's operating teams), other support teams and our Guests by effectively communicating work order status and progress
  • Manage and develop the Facilities Maintenance Senior Technicians, Team Leads & Supervisors to assist in budget management, project planning, direct report accountability and setting/meeting project due dates
  • Maintain consistent and clear communication with the Senior Manager of Facility Maintenance
  • Balance weekly work hours with both time in the office planning, budgeting, completing bills, payments and other paperwork, 60-70% of time per week and 30-40% engaged with the team, properties, committees, development and projects with the flexibility to work evenings and weekends as needed and respond to emergency park and/or operating needs
  • Oversee and ensure appropriate maintenance for all Dollywood Company buildings, fences, signage, walkways/hardscapes, and related utility infrastructure outside of day-to-day operating needs
  • Ensure all work conforms to all applicable rules, regulations and codes
  • Ensure Work Order System is effective by tracking repair expenses, closing out work orders timely and increasing the overall effectiveness of the work order system
  • Implement and monitor compliance with the Dollywood Company Safety Program and procedures
  • Ensure training of new and returning hosts, resulting in understanding and compliance to their safety responsibilities and the Dollywood Company Safety Program
  • Timely assessment and response to needed improvements in employee morale. Continuous coaching, evaluation, supervision, development, and if necessary, discipline of direct reports Demonstrate servant leadership style through verbal and written communications, through personal actions showing that I am a positive team member who cares for and supports Dollywood hosts
  • Trained and knowledgeable to manage with flex leadership
  • Recognize and resolve conflicts a timely manner. Encourages and promotes teamwork
  • Development and implementation of capital, expense, and PER projects ensuring all are completed on time
  • Develop or update annual operational plans for the Facilities Maintenance Team (operating procedures, annual safety training, evaluations, job descriptions and M & C policies and procedures) implement and monitor to achieve annual objectives and support strategic objectives
  • Organize and lead meetings effectively and timely
  • Monitor operations and resolve problems as host-in-charge of Facilities Maintenance
  • Perform additional duties and make decisions as requested by the senior management
  • Trains and ensures that staff complies with Accounting Procedures
  • Respected, professionally representative for the Dollywood Company on approved committees and/or boards

Education and Experience Required
  • Must be 21 years of age or older
  • High school diploma or equivalent required; college degree preferred
  • Minimum of five (5) years of experience in capital planning, construction contract negotiation, and project supervision of annual projects
  • Minimum of five (5) years of experience overseeing maintenance of a multi-use facility or similar industrial experience
  • Advanced computer skills including working knowledge of Microsoft applications
  • Ability to safely operate company vehicles according to company policy. Must have valid driver's license, proof of auto liability insurance and acceptable motor vehicle driving record
  • Offers of employment are contingent upon satisfactory completion of background screening which includes criminal history and motor vehicle record check

Physical Requirements | Environmental Conditions
  • Lifting and Carrying: Position may require occasional to frequent lifting of up to 50 lbs utilizing company's safety guidelines for safe lifting
  • Mobility: Position may require intermittent to prolonged sitting, standing and/or walking for duration of shift, up to 13 hours
  • Repetitive Movements: This position may require performing repetitive movements and tasks throughout the shift, including repeated use of hands, arms or other body parts as part of typical job functions
  • Environmental Conditions: This position requires the ability to perform work tasks in varying weather conditions to include extreme cold and heat
  • Cognitive and Sensory Requirements: This position requires strong cognitive skills, including the ability to think critically, solve problems, process and retain information, have attention to detail and communicate effectively using approved communication methods
  • Able to meet the physical demands of the job
  • Able to work comfortably at heights up to 60 ft
