PARK MANAGER

Shoreline Mobile Estates | Santa Cruz, CA

Employment Type: Full-Time, Non-Exempt
Location: Santa Cruz, California
Schedule: Monday–Friday, with emergency/on-call responsibilities as assigned

About the Position

Shoreline Mobile Estates is seeking a responsible, organized, and customer-service-oriented Park Manager to oversee the day-to-day operations of our manufactured housing community in Santa Cruz.

The Park Manager serves as the primary onsite point of contact for residents and prospective residents and is responsible for maintaining accurate records, coordinating rent collection and billing, enforcing park rules and regulations, monitoring the condition of the community, coordinating maintenance and repairs, and communicating regularly with management.

This position is highly visible within the community and requires someone who is comfortable balancing administrative responsibilities with resident relations and hands-on oversight of park operations.

Essential Responsibilities

Resident & Customer Relations

  • Serve as the primary onsite contact for residents and prospective residents.
  • Respond professionally to resident questions, concerns, and complaints.
  • Investigate resident concerns and coordinate appropriate follow-up when repairs or other action are necessary.
  • Provide appropriate customer service and instruction to residents, including during emergency situations.
  • Maintain positive and professional relationships with residents while consistently enforcing community policies.

Rent Collection & Billing

  • Enter and maintain monthly rent billing and collection information using the Company's management software.
  • Maintain accurate tenant information, meter readings, rent payments, service fees, utility charges, and security deposits.
  • Log and deposit rent deposits into the appropriate park account.
  • Prepare and distribute monthly billing statements to residents on a timely basis.
  • Follow up on unpaid rent and other outstanding charges in accordance with Company procedures.

Applications & Tenant Records

  • Collect and process applications from prospective residents.
  • Interview applicants as directed and assist with residency documentation and supplemental forms.
  • Ensure tenant applications and resident files are complete and accurate.
  • Forward completed applications to management for final evaluation and approval.
  • Maintain organized and up-to-date resident records.

Park Inspections & Rule Enforcement

  • Conduct routine and daily walks of the community.
  • Inspect resident spaces and common areas for conditions requiring attention.
  • Document violations of park rules, regulations, and applicable requirements through written notes and photographs.
  • Notify residents of required upkeep or repairs in accordance with park rules and management direction.
  • Monitor compliance with community rules and regulations.
  • Report significant violations or maintenance concerns to management promptly.

Maintenance & Repairs

  • Monitor the overall condition of the community and identify maintenance and repair needs.
  • Communicate maintenance and repair needs to management.
  • Gather information and estimates from contractors when requested.
  • Coordinate and oversee approved repairs and maintenance projects.
  • Follow up with contractors to ensure work is completed appropriately.
  • Work cooperatively with maintenance personnel regarding community needs.
  • Monitor common areas, facilities, laundry facilities, restrooms, clubhouse, pool area, and other park amenities for cleanliness, damage, leaks, or needed repairs.
  • Maintain adequate supplies and communicate supply needs to management.

Administrative & Financial Responsibilities

  • Prepare and submit required weekly Park Manager reports.
  • Prepare and submit maintenance and budget schedules as required.
  • Submit receipts, invoices, check requests, and applicable security deposit refund requests to management within established deadlines.
  • Maintain accurate documentation related to park operations.
  • Assist with utility meter readings and ensure meter information is accurately recorded and entered into the billing system.

Community Operations

  • Maintain a clean, safe, and orderly community environment.
  • Walk the park regularly to identify issues requiring attention.
  • Monitor common areas for cleanliness and proper condition.
  • Ensure park policies and regulations are consistently communicated and enforced.
  • Maintain regular office coverage and be available to residents during established office hours.
  • Participate in emergency/on-call responsibilities and respond appropriately when contacted regarding urgent park matters.

Work Environment

This is an onsite management position within a manufactured housing community. The role includes both office-based administrative work and regular walking and inspection of the community.

The Park Manager is expected to maintain regular office availability and participate in emergency/on-call coverage as assigned. On-call responsibilities may require the employee to be available to respond to an emergency within a reasonable timeframe.
