Market Director

About The Client

Our client is one of the largest and fastest-growing residential property management companies in the Southeast. Since 2015, they have grown to manage more than 1,600 residential units across single-family, multifamily, and affordable housing communities.

Their mission is to create a Triple Win for Owners, Residents, and Team Members through operational excellence, exceptional service, and disciplined execution. They are not building a traditional property management company. They are building a scalable operating company capable of serving multiple markets across the Southeast while maintaining a culture of accountability, professionalism, and continuous improvement.

As our client continues to grow, they are seeking a Market Director to lead the Augusta market and serve as the senior operating leader responsible for overall market performance.

Key Responsibilities
  • Provide leadership and direction for all Augusta market operations
  • Develop department leaders through coaching, accountability, and performance management
  • Establish clear expectations and performance standards throughout the organization
  • Build succession plans for key leadership positions
  • Foster a culture aligned with the company’s core values
Financial Performance
  • Own overall market performance and profitability
  • Develop and execute annual operating plans and budgets
  • Monitor market performance against revenue, expense, occupancy, and profitability targets
  • Identify opportunities to improve operational efficiency and financial performance
  • Ensure disciplined management of resources across all departments
Operational Excellence
  • Oversee the full lifecycle of managed properties including onboarding, leasing, renewals, maintenance, turns, move-outs, and owner retention
  • Ensure company standards, operating procedures, service-level agreements, and quality benchmarks are consistently achieved
  • Drive continuous process improvement initiatives across all departments
  • Develop scalable systems that support future company growth
  • Lead operational integration of acquired portfolios, properties, and business units
Owner & Resident Experience
  • Ensure exceptional service delivery for both property owners and residents
  • Serve as the executive escalation point for significant owner concerns
  • Drive owner retention through strong communication, transparency, and operational performance
  • Monitor resident satisfaction and service quality metrics
Growth & Business Development
  • Partner with ownership to execute growth initiatives
  • Support acquisition opportunities and portfolio integrations
  • Develop relationships within the local real estate and business community
  • Identify opportunities to expand services, improve market performance, and increase market share
  • Support efforts to increase units under management while maintaining operational excellence
Compliance & Risk Management
  • Ensure compliance with Fair Housing regulations, landlord-tenant laws, trust accounting requirements, company policies, and industry best practices
  • Monitor operational risks and implement corrective actions as needed
  • Ensure appropriate controls, reporting systems, and accountability mechanisms are in place
  • Maintain strong vendor oversight and relationship management
Requirements

The Market Director serves as the senior leader responsible for the performance, growth, and operational execution of the Augusta market. This individual leads a team of department leaders responsible for property management, maintenance, leasing, resident services, and project operations. The Market Director is accountable for financial performance, operational excellence, team development, customer satisfaction, and market growth.

This role is best suited for a leader who thinks like an owner, enjoys building high-performing teams, and is passionate about creating systems that scale. Success in this role is measured by the ability to achieve market objectives through people, systems, and leadership—not by personally managing day-to-day property issues.

Required Qualifications
  • 7+ years of leadership experience
  • Experience leading multiple departments or business functions
  • Demonstrated responsibility for financial performance and budget management
  • Proven ability to build, develop, and retain high-performing teams
  • Strong operational and organizational leadership skills
  • Excellent communication and decision-making abilities
  • Track record of improving systems, processes, and business performance
Preferred Qualifications
  • Property management experience
  • Multi-family or single-family rental experience
  • Home services or maintenance operations experience
  • Hospitality or multi-unit operations leadership experience
  • Experience managing P&L responsibility exceeding $5 million annually
  • Experience leading organizations with 30+ employees

For the right fit, our client offers a competitive base salary of $150,000 - $180,000 plus a performance bonus up to 30% of base salary, making the total compensation opportunity upwards of $200,000 - $275,000+.
