Job description

ESSENTIAL FUNCTIONS

Provide support to staff to encourage teamwork and lead by example in creating a harmonious environment.

Participate in training in order to comply with new or existing laws.

Comply with federal, state and company policies, procedures and regulations.

Demonstrate an ability to support and contribute to property team.

Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.

Assume Manager’s duties/authority in absence of immediate supervisor in accordance with company and

community guidelines.

Distribute all company or property-issued notices.

Accept rental payments and returns receipt if requested.

Take part in unit visits as needed to maintain property and facilities.

Greet prospective applicants.

Orient new residents to community.

Ensure current resident files are properly maintained.

Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, etc.).

Ensure all paperwork is accurate, complete and submitted on a timely basis.

Distribute and follow-up on renewal notices.

Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to tenants on all matters.

Maintain open communication with Property Manager and Property Maintenance.

Contribute to cleanliness and curb appeal of the community on ongoing basis.

Assist in planning tenant functions. Attend functions and participate as host for any functions as directed by the Property Manager.

Enforce policies of the community.

Ensure that unsafe conditions are corrected in a timely manner.

Direct all to follow a “safety first” principle.

Protect Applicant/Resident Files.

Follow EIV System Security Policy.

Process annual recertifications.

Complete maintenance requests in a timely manner.

Handle on-call duties in absence of the manager; Ability to work overtime as needed.

QUALIFICATIONS

EDUCATION/CERTIFICATION: High School Diploma or equivalent.

REQUIRED KNOWLEDGE: Knowledge of property management housing regulations.

EXPERIENCE REQUIRED: Prefer at least 2 years of experience in property management,

SKILLS/ABILITIES: Customer service skills, communication skills, multi-tasking, attention to detail,

organization, telephone skills, data entry, flexibility, ability to work under deadlines

to meet goals, MS Office, employee management.

PHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION

TALKING: Ability to speak effectively and communicate clearly

AVERAGE HEARING: Able to hear average conversations

REPETITIVE MOTION: The employee is regularly required to sit and type continuously throughout the day

FINGER DEXTERITY: The employee is regularly required to use hands to type.

AVERAGE VISION: Specific vision abilities required by this job include close vision, color

vision, peripheral vision, depth perception and ability to adjust focus. PHYSICAL STRENGTH: The employee must occasionally lift and/or move up to 15 pounds.

WORKING CONDITIONS

General office environment. Quiet surroundings. Adequate lighting. Will also spend time at various locations on the property as needed.

MENTAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION

REASONING ABILITY: Ability to deal with a variety of variables under only limited standardization.

MATHEMATICS ABILITY: Ability to add, subtract, multiply and divide in all units of measure using whole numbers and common fractions.

LANGUAGE ABILITY: Ability to read, analyze, and interpret work-related documents. Ability to communicate clearly.
