Job description

Position Summary:

Office Location: Irvine, CA

The Senior Director, Project Management - Environmental Remediation Restoration (ERR) leads the Orange County regional team in overseeing property damage repair and reconstruction projects. This role drives operational excellence by ensuring project efficiency, quality, cost control, and regulatory compliance across a large multi-family portfolio. The Senior Director partners with cross-functional leadership to mitigate future property damage, prevent water intrusion incidents, and enhance asset preservation.

Key Responsibilities:
  • Leads and develops a team of Project Managers by establishing clear performance expectations, providing continuous training, and managing Key Performance Indicators (KPIs), such as cost per incident and project duration, to ensure regional project success
  • Maintains ownership of standard operating procedures, process oversight, and roles and responsibilities by managing project management tool setup and configuration.
  • Directs regional project performance tracking and reporting for Senior Leadership by collaborating with Facilities, Capital Projects, and Community Management to perform root cause analysis in order to reduce future property damage
  • Partners with Risk Management and Legal departments by managing pollution claims and insurance incidents to ensure all regional projects meet legal and insurance requirements
  • Ensures project compliance and quality assurance by tracking milestones and conducting regular site walks to enforce adherence to company policies, environmental regulations, and safety standards
  • Oversees the financial integrity of all projects by managing budgeting, forecasting, and cash flow while ensuring strict adherence to accounting controls, including purchase orders, invoices, and General Ledger (GL) coding
  • Optimizes vendor and contractor performance by aligning partners to properties for optimal coverage, monitoring results, and onboarding new partners as needed based on project volume
Additional Skills:
  • Proven ability to engage diverse stakeholders and present complex regional performance data to Senior Leadership
  • Advanced proficiency in Salesforce, Coupa, and Google Workspace to optimize workflows and drive data-driven decision-making
  • Expert-level ability to direct high-volume project portfolios while mitigating risk and meeting financial targets
  • Deep knowledge of apartment construction, environmental remediation (ERR) standards, and restoration design
  • Proficiency in utilizing root cause analysis and advanced analytics to implement regional risk mitigation strategies
  • Demonstrated ability to lead through influence and collaborate effectively across matrixed departments
Preferred Education:
  • Bachelor’s degree in construction, engineering, or related field
  • MBA is preferred or engineering / architecture license
Preferred Years of Relevant Work Experience:
  • 10 - 15 years
Additional Requirements:
  • Minimum of 10+ years of progressive experience in construction management, maintenance, facilities, environmental services, or engineering
  • Minimum of 7+ years of experience leading and developing high-performing teams, including experience managing other managers and cross-functional partners
  • Proficiency in as-built plan reading
  • CAL OSHA 10-hour certification or better
  • Project Management Professional (PMP) or Construction Management certifications preferred
  • Institute of Inspection Cleaning and Restoration Certification (IICRC) preferred
  • Requires the ability to work on-site at properties approximately 60% of the time to oversee reconstruction activities
  • Proficiency in Google Workspace, Salesforce, and Capital Project Management systems (PPM preferred)
  • Familiarity with Risk Management Information Systems (Riskonnect preferred)
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
  • Ability to work a flexible schedule, including weekends, holidays, and evenings as the business requires
  • Occasional travel required

 Compensation:

Base Pay Range: $172,300 - $229,500

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
