Department: 10017 - Property Management

Job Summary

The Director of Property Management leads Prime Group's PMG Asset Services platform across multifamily, HOA, and commercial assets.

This role is responsible for portfolio performance, regional leadership, property operations, budgeting, compliance, maintenance standards, and resident, tenant, and client satisfaction across the organization.

Key Responsibilities
  • Lead property management operations across multifamily, HOA, and commercial portfolios in alignment with company goals, financial objectives, and service standards.

  • Oversee Regional Property Managers and corporate property management staff, setting expectations, accountability measures, and operational priorities.

  • Direct portfolio strategy related to occupancy, collections, renewals, resident and tenant relations, compliance, maintenance, and asset preservation.

  • Serve as the senior escalation point for major operational, resident, tenant, owner, board, vendor, and property issues.

  • Develop and enforce company-wide policies, procedures, controls, and best practices across all property types.

  • Conduct property visits, portfolio reviews, and operational audits to assess physical condition, staffing, leasing execution, maintenance quality, and compliance.

  • Partner with executive leadership, accounting, asset management, HR, and construction teams on operational strategy, transitions, capital planning, and performance improvement.

  • Oversee rent collection, delinquency management, lease compliance, HOA document compliance, COI administration, and regulatory adherence across the portfolio.

  • Lead annual budgets, reforecasts, capital planning, and monthly financial reviews, including variance analysis and corrective action planning.

  • Monitor key performance indicators including occupancy, collections, bad debt, renewals, resident satisfaction, work order completion, and budget performance.

  • Oversee maintenance operations, preventive maintenance programs, unit turns, vendor performance, and capital improvement coordination.

  • Lead staffing strategy, succession planning, hiring, coaching, and performance management for regional, corporate, and field teams.

  • Identify opportunities for standardization, technology adoption, cost control, and service improvement across the platform.

  • Perform other related duties and leadership assignments as required.

Supervisory Responsibilities
  • Directly supervise Regional Property Managers, corporate property management staff, and other assigned leaders.

  • Provide indirect oversight of on-site property managers, assistant managers, leasing teams, HOA managers, and maintenance personnel.

  • Participate in interviewing, hiring, training, assigning work, evaluating performance, administering corrective action, and resolving employee issues.

Qualifications
  • Bachelor's degree required; degree in Business Administration, Real Estate, Property Management, or a related field preferred.

  • 8-10 years of progressive property management experience across multifamily and other asset classes such as HOA and commercial.

  • 3-5 years of multi-site or regional leadership experience managing teams, budgets, and operational performance.

  • CAM license required; CPM, ARM, or other relevant industry designation preferred.

Skills and Abilities
  • Strong leadership, communication, and team development skills.

  • Strong financial acumen with the ability to interpret operating statements, forecasts, budget variances, and performance metrics.

  • Strong problem-solving and decision-making ability across multiple property types and regions.

  • Proficiency in Yardi, MRI, RealPage, or similar property management systems, plus Microsoft Office.

Physical Demands
  • Regularly required to sit, use hands, and talk or hear.

  • Frequently required to stand, walk, and travel to property sites.

  • Occasionally required to reach, climb, stoop, kneel, or lift up to 10 pounds.

Work Environment
  • Moderate office noise, with higher noise levels possible during site visits and inspections.

  • Regular travel to portfolio properties and regional offices is required.
