Position Title: Director of Kualoa Construction, Facilities, & Housing
Location: On-Site, Kāne'ohe, Hawai'i
Schedule: Full-time; open availability including weekends and holidays as needed
Reports To: President & CEO
POSITION SUMMARY
The Director of Kualoa Construction, Facilities, & Housing provides strategic leadership and operational oversight across three key areas: Facilities Management, Construction, and Property Management. This position plays a critical role in ensuring that all physical assets, from 80+ houses to historical sites to modern facilities and grounds, are maintained to the highest standards and developed in alignment with Kualoa's mission of preservation, sustainability, and guest/stakeholder experience.
This role leads multidisciplinary teams, including the Facilities Manager, Construction Manager, and Property Manager. It oversees long-term planning, budgeting, and execution of both routine operations and capital improvement projects. The ideal candidate brings a proactive, hands-on leadership style, deep knowledge of Hawai'i property and construction laws & regulations, and a strong ability to collaborate across departments in a dynamic, multi-use environment.
KEY RESPONSIBILITIES
Leadership & Strategic Oversight
  • Provide executive oversight, direction and support to managers and teams across Facilities, Construction, and Property Management.
  • Develop and implement departmental goals, KPIs, and budgets that align with Kualoa's operational needs and long-term vision.
  • Partner with senior leadership on cross-functional projects impacting guest experience, safety, and land stewardship
  • Promote a culture of laulima (cooperation), safety, and continuous improvement throughout all operational areas.
  • Ensure all departments comply with relevant safety standards, environmental policies, and permitting requirements

Facilities Management
  • Oversee daily operations of the Facilities Department, including building maintenance, preventative care, vendor relationships, and emergency repairs.
  • Ensure all structures, both guest-facing and internal, are safe, functional, and presentable.
  • Support and mentor the Facilities Manager in prioritizing and executing department-wide initiatives.
  • Manage work order systems, safety inspections, and sub-contractor coordination

Construction Oversight
  • Lead new builds, renovations, and infrastructure projects from planning through completion
  • Collaborate with architects, engineers, sub-contractors, and internal teams to ensure projects meet quality, timeline, and budget expectations
  • Evaluate projects and designs for structural integrity, constructability, longevity, and alignment with operational use
  • Manage project permitting, inspections, and compliance with Hawai'i building codes

Property Management
  • Oversee operations related to 80+ rental housing & properties, including residential, commercial, agricultural, and historic structures
  • Ensure maintenance, leasing, and usage align with state laws, land-use policies, and Kualoa's mission
  • Maintain records, contracts, and compliance with all Hawai'i property regulations, including zoning, easements, and permitting
  • Manage and maintain Cultural Features, Movie Props & Set Maintenance
  • Manage upkeep of Hawaiian cultural and film-related structures and scenic props used for tours and media production
  • Coordinate repairs and upgrades to ensure safety and visual integrity

MINIMUM QUALIFICATIONS
  • Bachelor's degree in Construction Management, Engineering, Facilities Management, Property Management, Landscape Architecture, or a related field.
  • 7+ years of progressive leadership experience overseeing large-scale facilities, construction, or property operations
  • Proven experience managing complex projects, multidisciplinary teams, and budgets
  • Strong understanding of Hawai'i property law, land-use regulations, and building codes
  • Familiarity with Hawai'i landscape regulations, water conservation requirements, and native plant practices preferred
  • Excellent leadership, communication, and organizational skills
  • Ability to problem-solve, prioritize, and lead both strategic planning and hands-on execution
  • Valid driver's license with a clean driving record
  • OSHA 30-Hour Construction Safety Certification (preferred)
  • OSHA 10-Hour General Industry (or Construction) Certification (preferred)

WORK ENVIRONMENT & PHYSICAL REQUIREMENTS
  • This is a hands-on leadership role that requires the ability to walk property grounds, visit active construction sites, landscape areas, and engage in field inspections in various environmental conditions.
  • Must be able to occasionally lift a minimum of 50 lbs. and navigate uneven terrain.
