Job description

Position Summary:
The position requires the individual to plan, organize, and direct the maintenance, repair and alteration of buildings and grounds. The individual will oversee the proposal process, the planning and development of specifically assigned projects, specifically assigned capital approved alterations and repairs. The position will ensure that projects and repairs are completed efficiently and within the regulatory guidelines. The position will prepare and manage annual budgets for building maintenance services, grounds services, and environmental services while ensuring the optimal utilization of personnel and other resources. The position will supervise all maintenance staff. This position is onsite. Salary Range: $70,000 - $90,000 (DOQ)
Essential Responsibilities:
  • Collaborates with internal and external personnel for the purpose of coordinating maintenance repair work, special project activities, and building issues, and exchanging information concerning these activities.
  • Develops and monitors budget and expenditures for the purpose of insuring expenditures are within budget limits and expenditures are authorized in accordance with established limits.
  • Directs the building maintenance services, special project work, and preventative maintenance activities for the purpose of making recommendations and/or implementing actions to resolve issues.
  • Inspects new repair work, grounds, special projects, equipment, work orders, daily maintenance and supplies for the purpose of ensuring projects are completed in the allotted timeframe and within the budget.
  • Manages assigned programs to ensure buildings meet ADA requirements, city requirements, along with fire and safety inspections.
  • Responds to a wide variety of inquiries from staff, local agencies, and contractors for the purpose of resolving problems, providing information and/or referring to the appropriate personnel.
  • Reviews long range projections for replacement of building equipment and grounds in order to make recommendations to the COO for future financial requirements.
  • Prepares a wide variety of written materials i.e. proposals, contracts for environmental services, contracts for building services, and special projects.
  • Supports the COO with technical expertise, information, proposals, building capital request detail, and maintenance preventative maintenance programs.
  • Responsible for annual contract renewals (e.g. Waste, Biomedical, Cleaning, etc.).
Position Requirements:
  • A minimum of 6 years' work experience with various building systems knowledge. Building systems would include, plumbing, HVAC and controls, electrical, fire systems, telephone system, security systems, standby power system, and general building operations.
  • A minimum 6 years' experience in obtaining bid proposal and project management work.
  • Specific Knowledge to perform the job include application of pertinent laws and codes, application of safety policies and procedures, and application of regulations related to the maintaining a healthcare outpatient clinic.
  • Required to be familiar with the use of all equipment common to the skills required.
  • High school diploma or associates degree in Property Management and/or associated experience dealing with contractors, maintenance personnel, building services, and budgeting.
  • Valid driver license.
Work Environment:
  • Generally, the job requires 25% sitting, 50% walking, and 25% standing.
  • Occasional lifting, carrying, and pushing up to 501bs.
  • The person will be required to be "on call" for emergency situations regarding all areas of supervision.
  • Saturday and/or Sunday work may be required
