ย Position Summary

Trammell Crow Residential is seeking an experienced Director, Asset Management to oversee the strategic asset management processes for the Companyโ€™s stabilized multifamily assets in Southern California. This individual will interface/coordinate with TCRโ€™s asset management, development and construction teams, as well as 3rd party property management providers.

Primary Responsibilities

  • Manages third party property management companies to ensure optimization of rents and expenses at the property
  • Monitors property performance including marketing, leasing, and management activities to ensure the property is operating in line with forecasts
  • Reports key metrics, trends and variances to previous forecasts and implements proactive strategies to resolve operational, financial, and compliance problems
  • Visits properties on a frequent basis. Regularly walk vacancies and common areas to ensure properties condition, appearance and marketability; approximately 40% travel required
  • Participates in asset budgeting and portfolio review processes, identifies capital project for properties, and develops operating benchmarks to monitor costs
  • Supports the pursuit / underwriting process by developing rent and expense assumptions from analysis of internal and external competitive properties
  • Underwrites property strategy and participates in selling, re-financing, organizing, and operating of the company's real estate investments
  • Monitors asset for legal compliance and works with risk management to address concerns
  • Participate in bi-annual asset management reviews and strategy meetings; preparation of summaries for each asset
  • Participates in design development, including preparing and administering marketing/start-up budgets

Desired Skills & Experience

  • Bachelorโ€™s degree in finance, business, or related field, or equivalent experience is required
  • 3 to 5 + years of experience in property / asset management or related field preferred
  • Previous real estate experience required, preferably with multifamily asset management or property management organization
  • Experience with leasing and management of multifamily project related retail tenants
  • Exceptional judgment and decision making skills plus demonstrable asset management technical skills
  • Effective interpersonal skills with the ability to develop and foster internal and external relationships with business partners
  • Thorough knowledge of financial concepts, with the ability to perform detailed financial analysis
  • Ability to create, build and implement strategic business plans for each asset
  • Ability to use entrepreneurial skills to identify areas of value creation.
  • Proficient in Microsoft Excel, Outlook, Word and Yardi.
  • Ability to communicate clearly with people of various backgrounds and experience levels both internally and externally
  • Current experience in the SoCal market required; this is a fully in office role in Carlsbad, CA
