This role calls for a highly energetic, collaborative professional with strong technical expertise, sound judgment, and an engaging presence, capable of working cross-functionally with Development, Capital Deployment, and Market Operations teams. The position is based in one of our key markets—Phoenix and plays a critical role in advancing our regional development strategy.**Key responsibilities include:*** Work closely with Capital Deployment team members to execute pursuit projects and deliver high-profile BTS, land development, and complex inventory projects.* Coordinate and monitor all facets of the development process, including:* Partner with the Investment Officer to evaluate land and building acquisitions* Hire and manage design professionals and consultants* Plan, schedule, and budget development activities* Lead municipal approvals, entitlements, and permitting from acquisition through completion* Provide conceptual and pre-construction estimating across all development phases* Manage procurement of permits and oversee on-site progress, safety, and quality inspections* Lead project closeout* Communicate project status effectively to Market Officers and managers* Develop budgets, define and manage risks, and track hard and soft costs for land, infrastructure, and building construction across BTS and speculative developments* Manage projects ranging from $100,000 to $200,000,000+ in development cost* Lead and coordinate entitlement and permitting efforts to meet project schedules and customer requirements* Direct teams of consultants and contractors to achieve regional Capital Deployment goals* Respond to BTS or leasing RFPs by developing site and floor plans, specifications, budgets, and schedules, and lead projects from RFP through turnover and closeout* Establish and lead regular development meetings to communicate expectations and ensure timely milestone completion* Ensure internal and external customer satisfaction, consistently meeting or exceeding expectations* Identify design, construction, and value engineering opportunities to drive innovation without compromising functionality or lifecycle cost* Build and maintain relationships with general contractors and design consultants* Manage overall portfolio performance, including cost, schedule, quality, and safety* Drive innovation initiatives, including lean construction practices, GC negotiations, and design optimization against targets**Building blocks for success****Required:*** Minimum of 7+ years’ experience in a similar role working in the field of Civil Engineering, Architecture, or Construction Management.* Experience in local industrial development, land municipal approvals, and construction.* Ability to travel about 20%-40% of the time.* Experience managing large scale and complicated sitework projects.* Experience leading build-to-suit projects, including leading coordination efforts with customer and customer’s vendors.* Experience with entitlement processes in the above market locations.* Self-motivated and ability to multi-task and prioritize with minimal direction.* Computer proficiency: MS Project, Google Earth, ACAD viewer (in addition to normal Microsoft tools).* Excellent written and verbal communication skills.* Promote a positive, can-do attitude with a real focus on Customer satisfaction, efficiency, and effectiveness.**Preferred:*** Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is preferred, or equivalent experience.* A professional license (Engineer, Architect, etc.).* Combination of experience as project management with a general contractor/ A&E / owner representation.* Experience on BIM projects.* Candidate demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed.
