Job description

Overview

This is a hybrid role, with the expectation that time working will regularly take place inside and outside of a company office in Raleigh, NC.

Provides ongoing management of real estate transaction activities for the Corporate Real Estate (CRE) Portfolio by implementing strategy set forth for acquisition and disposition of leased and fee simple CRE. Negotiates and coordinates field resources and other stakeholders in the execution of lease renewals, new site acquisitions, tenant leasing and disposition of surplus CRE through sale, subleasing or early lease termination. Maintains databases and reporting, coordinates with internal departments, researches and makes market strategy recommendations including merger and acquisition activities.


Responsibilities & Qualifications

Duties & Responsibilities:

Implements CRE plans in alignment with the Bank's goals. Assists with scope definition, prioritization of assignments and adherence to policies, standards, procedures, goals, commitments, and schedules. May assist with Mergers and Acquisitions as needed.
Acts as each landlord/seller and tenant/buyer to effectively negotiate the business terms and conditions for a wide variety of CRE including vacant land, office and retail in the best interests of the Bank. Coordinates field broker selection and other resources, subject matter experts, and business partners as required. Has a good understanding of land entitlement requirements and processes to ensure all needs are adequately addressed.
Coordinates the negotiation of purchases and sales agreements and leases through a field brokers and attorneys. May directly negotiate lease renewals and amendments with landlords and tenants. Monitors lease expirations ensure any options or renewals are decisioned and actioned within prescribed timelines. Facilitates transaction closings for acquisitions and dispositions of CRE.
Understands how to review, analyze, interpret and apply financial reports and analysis templates including book values and cash flow projections, discount rates, net present value, payback period, internal rate of return &/or other financial analyses strategies. Prepares business cases and recommendations to enable informed decisions in the best interests of the Bank.
Works closely with internal Portfolio Administration, Project Management, Facilities Management and Finance/Accounting teams to ensure collaborative integration between the departments and accurate representations on the Bank's financial statements. Closely tracks all transaction activity including all savings results achieved. Monitors and maintains a real estate project tracking system to ensure accuracy of details and timely transaction completion. Prepares reports and makes presentations to relevant parties.

Qualifications:
Minimum Required Education and Experience: Bachelor's Degree and 4 years' experience OR High School Diploma or GED/Equivalent and 8 years' experience in Banking or Financial Institution Corporate Real Estate & Transaction Management/Portfolio Administration

Required Licenses or Certifications: Valid driver's license - IO

Preferred Qualifications:

  • Ability and willingness to travel frequently, including overnight travel, up to 50% of the time.
  • Strong understanding of commercial real estate principles, financial analysis, legal agreements, and development-related terminology.
  • Experience identifying, evaluating, and supporting entitlement efforts, including zoning approvals, variances, conditional use permits, development agreements, and other land-use approvals.
  • Demonstrated ability to review and interpret site plans, project schedules, and development milestones to ensure contractual and real estate obligations are achieved.
  • Experience collaborating with municipalities, economic development organizations, and regulatory agencies to support project approvals and development initiatives.
  • Excellent verbal, written, and interpersonal communication skills, with the ability to build relationships across diverse stakeholder groups.
  • Strong active listening, information synthesis, negotiation, problem-solving, and sound judgment skills.
  • Proven ability to influence stakeholders and navigate complex development projects in a fast-paced environment.
