Contractor Subcontractor information

What is a contractor subcontractor?

Contractor subcontractors are individuals or companies hired by a general contractor to perform specific tasks or portions of work on a larger project. They typically specialize in areas such as electrical work, plumbing, carpentry, or painting, and are responsible for completing their assigned part according to the project’s specifications. Subcontractors operate under a contract with the main contractor rather than the project owner, and their work is usually coordinated and overseen by the general contractor. This arrangement allows the general contractor to leverage specialized skills and efficiently manage complex projects.

What are the key skills and qualifications needed to thrive as a contractor subcontractor?

To thrive as a Contractor Subcontractor, you need a solid understanding of construction processes, project management, and relevant trade skills, often supported by industry certifications or licenses. Familiarity with project management software, estimating tools, and compliance systems is typically required. Strong communication, reliability, and problem-solving skills help build trust with clients and general contractors. These skills ensure projects are completed safely, on time, and to specification, which is vital for maintaining reputation and securing future work.

How do contractor subcontractors typically manage communication and coordination with general contractors on large projects?

Contractor Subcontractors frequently interact with general contractors through regular progress meetings, digital project management tools, and clear documentation to ensure alignment on project goals and timelines. Effective coordination is crucial for addressing changes in scope, scheduling, and resource allocation. Open lines of communication help prevent misunderstandings and delays, while proactive reporting of issues or conflicts is highly valued. Building strong professional relationships with general contractors can also lead to more consistent work opportunities and smoother project execution.

What is the difference between Contractor Subcontractor vs Electrician?

AspectContractor SubcontractorElectrician
CredentialsVaries; often licensed or certified depending on project scopeLicensed electrician certification or license required
Work EnvironmentWorks on construction sites, projects, or contracts for clientsWorks on electrical systems, installations, and repairs
Employer/Industry UsageHired by general contractors or clients for specific projectsEmployed by electrical companies or self-employed
Search/Comparison IntentUnderstanding roles in construction projectsElectrical work specifics and licensing

While a Contractor Subcontractor manages entire projects or specific trades, an Electrician specializes in electrical systems. Contractors subcontract electricians to handle electrical tasks, making their roles interconnected but distinct in scope and credentials.

Do contractor subcontractors make good money?

Contractor subcontractors can earn competitive wages, often based on project scope, experience, and specialization. Their income may vary widely, with some earning high rates for skilled work, but it can also depend on market demand and the ability to secure consistent contracts. Many subcontractors also need to manage their own taxes, insurance, and equipment costs.

How do contractor subcontractors get jobs?

Contractor subcontractors typically find jobs through networking, bidding on projects posted by general contractors, or via online platforms that connect contractors with clients. Building a strong reputation, obtaining necessary licenses, and demonstrating relevant skills can improve chances of securing subcontracting work.

Job description

Birkmeyer General Contractors (BGC) is a growing Arizona-based commercial general contractor specializing in QSR, retail, and tenant improvement construction throughout Arizona and the Southwest.

We work with nationally recognized brands and developers to deliver fast-paced projects where relationships, accountability, urgency, and execution matter. We take pride in being responsive, solutions-driven, and committed to doing things Built Right.

POSITION OVERVIEW

We are seeking an experienced Estimator to prepare accurate, competitive, and profitable estimates for commercial construction projects.

The primary focus will be QSR, restaurant, retail, and tenant improvement projects. The ideal candidate understands how projects are actually built, can identify potential risks before they become problems, and knows how to build strong relationships with subcontractors and vendors.

This is a fast-paced position requiring someone who is organized, proactive, detail-oriented, and accountable, with the ability to manage multiple bids and deadlines.

KEY RESPONSIBILITIES

  • Prepare conceptual, budgetary, negotiated, and hard-bid estimates
  • Review plans, specifications, addenda, and project documents
  • Perform quantity takeoffs and detailed scope analysis
  • Solicit, evaluate, and level subcontractor and vendor pricing
  • Develop scopes of work and bid packages
  • Identify scope gaps, exclusions, constructability concerns, and cost risks
  • Identify value engineering and cost-saving opportunities
  • Prepare bid summaries, proposals, clarifications, and scope documentation
  • Build and maintain strong subcontractor and vendor relationships throughout Arizona
  • Attend site walks, pre-bid meetings, and client meetings as needed
  • Maintain estimating databases and historical cost information
  • Manage multiple bids, deadlines, and priorities
  • Coordinate estimate turnover with Project Managers and Superintendents
  • Assist with pricing, scope clarification, and change orders after project award as needed

QUALIFICATIONS

  • 3+ years of commercial construction estimating experience preferred
  • QSR, restaurant, retail, or tenant improvement experience strongly preferred
  • Ground-up construction experience is a plus
  • Strong understanding of construction means, methods, materials, and sequencing
  • Ability to read and interpret construction drawings and specifications
  • Experience with quantity takeoffs and subcontractor bid leveling
  • Proficiency with estimating/takeoff software, Microsoft Excel, and Microsoft Office
  • Procore and Bluebeam experience preferred
  • Strong communication, organizational, and problem-solving skills
  • Ability to manage multiple priorities and deadlines
  • Self-motivated and able to work independently while contributing to a team
  • Valid driver's license and reliable transportation

Previous project management or field construction experience is strongly valued. Real-world construction experience creates a stronger estimator because you understand what happens after the estimate becomes a project.

WHAT WE OFFER

  • Competitive salary based on experience
  • Health, dental, and vision insurance
  • 401(k) plan after one year
  • Paid time off and holidays
  • Career growth opportunities
  • Opportunity to work on nationally recognized QSR and retail projects
  • Direct access to company leadership
  • Long-term growth potential within a rapidly expanding company
