Core Values: AIR - Driven by A ccountability , I nvested in People , Built on R eputation JOB SUMMARY: The primary purpose of this position is to support the Community Manager to maintain and enhance the value of the assigned portfolio by delivering an effective and efficient customer service response program for residents' maintenance needs; providing ongoing general maintenance repairs and implementing a preventive maintenance program to safeguard the asset's physical structure and fixtures.

ESSENTIAL DUTIES AND RESPONSIBILITIES: Maintenance Duties Perform repairs according to requests received from residents in a timely and satisfactory manner Perform all preventative maintenance requirements as determined by Community Manager Monitor and maintain plumbing, heating, and electrical system Maintain security and lock systems throughout the building Maintain boiler rooms, storage rooms and work areas in a neat, safe, and secure condition Assist Community Manager with monthly property inspections and keep proper records of same Report hazardous or emergency conditions to the Community Manager Report extensive repair and maintenance needs to the Community Manager Perform janitorial, painting, and repairs to vacant units in a timely and satisfactory manner, enabling Community Manager to rent units in a minimum of time Assist Community Manager in performing move-in and move-out inspections Assist Community Manager in performing progress inspections of on-site work performed by outside contractors Assist Community Manager with quarterly inspection of units (smoke detector/plumbing) Inspect grounds, common areas, and structures for preventative and safety measures Order and pick up maintenance and janitorial supplies and materials as directed by the Community Manager Share emergency/on-call duties for immediate repairs and for the safety of the residents Record Keeping Deliver completed work orders to Community Manager in a mutually acceptable manner Maintain boiler log Update Preventive Maintenance Chart and maintain preventative maintenance logs Perform inventories annually and when there is a staff change on tools, equipment, supplies, and keys; inventories are to include name of manufacturer, model number, and serial number Other Assist in moving furniture in case of skips Pick up debris from grounds and/or perform landscaping duties not performed by outside contractor Shovel walks and keep walkways safe Maintain parking lots by sweeping and striping Perform additional duties as deemed necessary by the Community Manager ENVIRONMENT: Physical requirements: Ability to lift moderately heavy objects, climb ladders, perform duties requiring extensive maneuverability and normal strength. Work Environment: Work is performed in interior and exterior structure and common areas. KNOWLEDGE/SKILLS REQUIRED: Basic knowledge in all building repair trades, purchasing procedures and practices, work safety requirements, and repair procedures.

Ability to keep accurate and detailed records. Basic knowledge in electrical, plumbing, minor construction and preventive maintenance work. Basic knowledge of janitorial procedures.

Ability to set priorities. Ability to perform the following: Minor repairs to building appliances and fixtures Repair and change locks Replace floor tile Clear clogged drains Repair or replace plumbing fixtures Patch holes in walls Clean unit interiors Perform miscellaneous carpentry repairs Perform minor masonry duties Interior and exterior painting QUALIFICATIONS -- MINIMUM REQUIRED: Education - Reading and computational literacy at high school level or above. Experience - Demonstrated ability to perform building maintenance or experience in a related building trade field consisting of repairs, carpentry, minor electrical, minor plumbing, painting, refurbishing, cleaning, heating, and maintenance administration.

Licensure/Certifications - Valid Class C Minnesota Driver's License and automobile insurance; Class C Boiler's License Other - Ability to interact with residents, contractors, vendors, owners and company employees and handle complaints with reasonable discretion.
