A Contract Title Closer is responsible for overseeing the final steps in real estate transactions to ensure that the property title is clear and can be legally transferred from seller to buyer. Their duties typically include reviewing title documents, resolving any title issues, preparing closing statements, and facilitating the signing of necessary legal documents. They work closely with buyers, sellers, real estate agents, lenders, and attorneys to coordinate a smooth closing process. By managing all the paperwork and legal requirements, Contract Title Closers help ensure that the transaction is completed accurately and efficiently.

Job description

Are you a detail-obsessed mortgage professional who thrives on accuracy, communication, and getting things done right the first time? Join our client’s team as a Mortgage Loan Closer and take ownership of the final and most critical stage of the loan process—ensuring every closing is executed flawlessly and on time.
About the Company:
Our client furnishes mortgage lenders with the peace of mind that comes from having provided timely, accurate, and compliant closing documents in more than 5 million residential loan transactions. That unprecedented volume of work results from our client’s single-minded focus on serving residential mortgage lenders since the firm’s founding over half a century ago.
What You’ll Do:
As a Mortgage Loan Closer, you will manage the full closing process from the initial Closing Disclosure to final funding. You'll be responsible for preparing accurate loan documents, resolving title and closing conditions, and ensuring compliance with all guidelines. You'll collaborate with clients, title agents, and internal teams to ensure a seamless and professional closing experience.  Please note: This is a remote/work from home position.
Key Responsibilities:
  • Serve as the primary point of contact between clients and settlement agents throughout the closing process.
  • Review, validate, and input loan data into mortgage origination systems to generate closing documents.
  • Prepare and review final closing packages and Closing Disclosures (CDs) for accuracy and compliance.
  • Verify disbursement of funds, completion of signatures, and integrity of the final loan package.
  • Release and track closing documents to settlement agents.
  • Collaborate with title companies to review, balance, correct, and approve CDs across a wide range of loan types: BOND, VA, FHA, ARM, TXHE, TX A6, 50(f)(2) Conventional, USDA, and Texas Cash Outs.
  • Approve CDs and authorize loan funding.
  • Review closing conditions and documentation; clear conditions once satisfied.
  • Ensure pre-closing documents (contracts, hazard insurance, etc.) meet all required guidelines.
  • Provide closing-related support to branches and assist with other closers’ pipelines as needed.
  • Assist with post-closing issue resolution.
  • Conduct all work professionally and ethically to serve customers and uphold the company’s reputation.
  • Willingness to work overtime and occasional weekends as needed.
  • Perform other duties or special projects as assigned.
What You Bring:
  • Minimum 3 years of mortgage closing experience in a retail mortgage environment.
  • Wholesale mortgage closing experience is required or, at minimum, considered a major advantage
  • Associate degree or equivalent work experience in mortgage closing.
  • Proficiency in Encompass, Microsoft Office Suite (Word, Excel, Outlook), and familiarity with Fannie Mae Uniform Closing Dataset and Freddie Mac Loan Closing Advisor.
  • Strong working knowledge of Fannie Mae, Freddie Mac, and government lending guidelines.
  • Excellent written, verbal, and organizational skills.
  • Ability to multitask and prioritize effectively in a fast-paced, deadline-driven environment.
  • High level of accuracy, attention to detail, and commitment to customer service.
  • Professional demeanor and effective communication skills with internal teams and external partners.
Our Client Offers:
  • A competitive benefits package including paid time off, medical, dental, and vision insurance, a 401(k) plan, and more.
Do you want to be part of a high-performing, collaborative team that values accuracy, client service, and continuous improvement. If you are passionate about delivering quality work and making an impact in the mortgage industry, we’d love to hear from you.  Apply today!
