ESSENTIAL FUNCTIONS

Leasing

  • Manages leads/Prospects for a territory of Communities to assist customers in finding an apartment home that fits their needs
  • Establishes an up-front contract with Prospects, builds rapport, and provides personalized service for the leasing and touring process while following Fair Housing guidelines
  • Builds knowledge and expertise in knowing all floor plan types, features, and amenities for territory of Communities, other J.C. Hart Communities, and competitors
  • Completes the touring process from start to finish for in person, virtual, and/or self-guided tours
  • Understands lease terms, pricing systems, specials, availability, and how to provide accurate and timely quotes for all Prospective Residents including application links tied to selected apartments
  • Nurtures leads through software systems or preferred communication channels ensuring Prospect understands the application process and questions about the move-in and residency of a Community are answered. Provides consistent follow-up to the Prospective Residents to determine a final decision to apply
  • Participates in a weekly sales meeting to review leasing from prior week, discuss availability, and develop strategies to fill vacancies

Administrative

  • Collects application fees, proof of income and security deposit(s)
  • Initiates screening within Property Management software and makes the final screening decision
  • Confirm lease details, rentable items, pet fees, and other fees or requirements as needed for preparation of the lease agreement
  • Creates the Welcome Home Letter for the future Residents and makes the official introduction to the onsite team

Resident Experience Management

  • Coordinates and communicates with site teams, fellow Leasing Agents, and other J.C. Hart team members leasing opportunities, referrals, or support needed to help create leasing and move-in experience that set J.C. Hart apart from our competition
  • Consistently walks/inspects the Community to make sure that all common areas (interior and exterior) are satisfactory and reports to the onsite team any items that need to be addressed
  • Plan with Resident Experience Teams show units, models, self-guided tour units, or other tour related set-up for Prospect experiences
  • Assists in Community outreach and local networking to promote J.C. Hart Communities
