Job description
The Residential Renovation Project Manager (RPM’) is responsible for coordinating the rehabilitation of each residential renovation project by Habitat for Humanity of Omaha (HFHO’). This role is accountable for creating a scope-of-work, budget, and construction schedule for each renovation project and delivering the finished renovation on time and within its established budget.
Requirements:Lead Renovation Project Planning & Execution
- Manage residential renovation projects from acquisition through final completion.
- Develop project scopes of work, budgets, schedules, and project plans that align with Habitat Omaha standards and program goals.
- Partner with Real Estate and Family Services teams to assess prospective properties and determine renovation feasibility.
- Ensure projects meet quality standards, building codes, permit requirements, and organizational expectations.
- Maintain complete project documentation, including contracts, permits, inspections, schedules, change orders, budgets, and closeout records within BuilderTrend.
Manage Budgets & Cost Control
- Create detailed project budgets and cost estimates to support project viability and financial stewardship.
- Solicit, evaluate, and manage bids from contractors and vendors.
- Review contractor qualifications and compliance requirements before awarding work.
- Monitor project expenses throughout the renovation lifecycle and ensure adherence to approved budgets.
- Approve invoices and maintain accurate cost tracking.
- Identify opportunities to improve efficiency and reduce costs without compromising quality or mission outcomes.
Coordinate Schedules & Project Timelines
- Develop and manage construction schedules with clear milestones and deliverables.
- Coordinate multiple trades and vendors to ensure efficient sequencing of work.
- Monitor progress, proactively identify risks, and resolve issues that may affect project timelines.
- Communicate updates, expectations, and schedule changes to stakeholders.
- Balance contractor and vendor schedules across multiple renovation projects.
- Collaborate with Construction Improvement Program (CIP) and Home Repair teams to avoid resource conflicts and maximize efficiency.
Develop Contractor & Vendor Relationships
- Build and maintain strong partnerships with contractors, subcontractors, suppliers, and service providers.
- Recruit new trade partners to support current and future renovation capacity.
- Evaluate contractor performance based on quality, safety, reliability, and alignment with Habitat Omaha values.
- Foster long-term relationships built on trust, accountability, and shared commitment to affordable housing.
Collaborate Across the Organization
- Partner with Construction, Programs, Mortgage, Grants, Communications, Development, Finance, and Real Estate teams to align project goals and timelines.
- Provide regular updates on project progress, budgets, risks, and outcomes.
- Support data collection, reporting, and performance metrics that inform leadership decision-making.
- Contribute to Habitat Omaha's mission through collaborative problem-solving and continuous improvement.

What You Bring
Experience & Education
- Associate's degree in Construction Management, Project Management, or a related field, or equivalent experience.
- 3–5 years of experience in residential construction, renovation, or project management.
- Experience managing multiple projects simultaneously, including budgeting and scheduling responsibilities.
Technical Knowledge
- Strong understanding of residential construction methods and renovation practices.
- Knowledge of building codes, permitting requirements, inspections, EPA regulations, hazardous materials protocols, and OSHA safety standards.
- Experience preparing project budgets, scopes of work, and construction schedules.
- Proficiency with Microsoft Office applications.
- Experience with BuilderTrend or similar construction management software preferred, or willingness to learn.
