Job description

We are seeking an experienced Sales Manager to lead residential construction sales within a design-build and general contractor environment.
This is a full-cycle sales role with direct ownership of pipeline development, client relationships, estimating coordination, proposal presentation, and deal closure across custom homes, build-on-your-lot projects, and high-end renovations.
The ideal candidate is a construction-savvy sales professional who understands residential building, can confidently guide clients through the preconstruction process, and is comfortable moving opportunities from initial consultation through signed construction agreement.
Responsibilities
  • Build and manage a pipeline of residential construction opportunities including custom homes, major remodels, luxury renovations, and build-on-your-lot projects
  • Generate new business through referrals, professional networking, direct outreach, FSBO engagement, and landowner development
  • Lead client consultations to understand project goals, scope, budget, timeline, and overall feasibility
  • Review architectural plans, floor plans, specifications, and design concepts to support accurate project discussions
  • Develop estimates, proposals, and pricing models tailored to each client's project
  • Present proposals professionally and close high-value residential construction contracts
  • Negotiate contract terms and manage the transition from signed agreement to construction team handoff
  • Collaborate with architects, designers, estimators, subcontractors, and project managers throughout the preconstruction phase
  • Maintain proactive client communication from first contact through project kickoff
  • Support broader marketing, business development, and revenue growth initiatives as needed

Requirements
  • 5+ years of residential construction sales experience with a focus on custom homes, major renovations, or design-build projects
  • Proven track record closing high-value residential construction projects
  • Experience in custom, luxury, or design-build residential construction strongly preferred
  • Ability to read and interpret blueprints, floor plans, specifications, and construction documents
  • Experience developing estimates, proposals, and project pricing for residential builds
  • Strong client-facing communication, consultative selling, negotiation, and closing skills
  • Experience working with subcontractors and sourcing competitive trade pricing
  • General contractor or design-build background required
  • Full sales cycle ownership required - support-only or coordination-only experience will not be considered
  • Highly organized, self-directed, and comfortable managing multiple active opportunities at once
