Job description

Marpac Construction is a Seattle-based general contractor and construction management firm specializing in affordable housing, mixed-use multifamily, educational, nonprofit, and commercial construction.

We are seeking an experienced Construction Project Manager to provide leadership and oversight throughout all phases of construction—from preconstruction through project closeout. This position requires strong project management, estimating, financial management, team leadership, and client-relations skills.

The ideal candidate is a practical problem-solver who can manage complex projects, develop effective project teams, and build lasting relationships with owners, architects, subcontractors, and Marpac employees.

Responsibilities

  • Provide oversight for all phases of assigned projects, from preconstruction through construction and closeout.
  • Ensure projects are completed safely, on schedule, within budget, and in accordance with contract requirements.
  • Thoroughly review drawings, specifications, contracts, and other project documents to identify scope requirements, constructability concerns, and potential project risks.
  • Prepare and coordinate subcontractor scopes of work, bid packages, quantity takeoffs, and procurement activities.
  • Manage project budgets, commitments, cost controls, cost projections, contingency use, and financial reporting.
  • Negotiate, prepare, and administer subcontracts, purchase orders, and subcontractor change orders.
  • Review and manage owner and subcontractor change proposals.
  • Manage and support Project Managers, Project Engineers, and other assigned project team members.
  • Partner with the Project Superintendent to prepare and update the master project schedule.
  • Coordinate project activities with owners, architects, consultants, subcontractors, field personnel, and internal departments.
  • Build trust and maintain productive relationships with owners, architects, subcontractors, consultants, and Marpac team members.
  • Lead project meetings and provide clear, accurate, and timely project reporting.
  • Identify project challenges early and develop practical solutions to protect the project’s quality, budget, and schedule.
  • Manage multiple projects or priorities while meeting established deadlines.
  • Promote teamwork, accountability, professionalism, and continuous improvement.
  • Ensure timely completion of punch-list work, closeout documents, warranties, training, and final financial reconciliation.

Minimum Qualifications

  • Bachelor’s degree in construction management or a related field or work equivalent experience.
  • 5 years of experience as a Project Manager working for a general contractor managing large-scale mixed-use multifamily and complex commercial construction projects.
  • 5 years of preconstruction services for large scale projects over $10million.
  • 3 years of estimating experience.
  • 5 years' experience with construction scheduling, procurement, budget control, cost forecasting, and financial reporting.

Additional Qualifications

  • Strong knowledge of commercial construction methods, contracts, building codes, regulations, drawings, and specifications.
  • Excellent written and verbal communication skills with a strong commitment to client service.
  • Ability to establish and maintain productive relationships with owners, architects, consultants, subcontractors, field personnel, and internal project teams.
  • Strong negotiation, conflict-resolution, and issue-mediation skills.
  • Ability to manage multiple projects concurrently, work effectively under pressure, and meet demanding deadlines.
  • Strong leadership and team-building skills, including the ability to coach, motivate, and hold team members accountable.
  • Innovative thinking and demonstrated problem-solving ability.
  • Self-motivated, dependable, and highly organized.
  • Proficiency with construction management, estimating, scheduling, document-control, and cost-reporting software.
  • Valid Washington State driver’s license and ability to travel to active project sites as required.
  • Ability to contribute positively to a collaborative, team-oriented workplace where employees work hard, support one another, and enjoy what they do.
