Elevator service company serving the Washington, DC metropolitan area is seeking to fill a full time position for Elevator Construction Operations Manager.

JOB RESPONSIBILITIES:
We are seeking a motivated, top performing elevator field professional to deliver high quality products/services that meet customer needs.
The successful candidate will be responsible for overseeing and managing the entire Construction Department which includes all modernization projects.
ยทManages the interface with all key stakeholders during the project. Plans, directs, coordinates activities of projects to ensure that project objectives are accomplished within the agreed schedule and budget. Reviews project proposal or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.ย 
ยทEstablishes work plan and staffing for each phase of project. Develops the project plans and product specifications within the framework of the company development process. Confers with project team to outline work plan and to assign duties, responsibilities, and scope of authority within the context of the company development process.ย  Directs and coordinates activities of project team to ensure project progresses on schedule and within budget. Key areas of responsibility include:
ยทSite surveying and estimating, Project bidding
ยทLabor and Material cost management
ยทCustomer satisfaction
ยทQuality assurance and the customer, safety, technical support, and expenditure of labor materials and other assets
Supervises modernization field employees by providing direction and training, and communicating company policies, procedures and objectives. Includes hiring, and supervising performance management and progressive discipline
ยทDirect and supervise workers concerned with all modernization. Assure crews are on the job and productive.
ยทAdministers company safety program. Includes performing safety audits as required and when necessary and stressing the importance of safety to all employees
ยทPlans, directs and prioritizes elevator modernization projects and manpower needs.
ยทUses accounting reports and programs to review job status to identify risk and opportunity.
ยทManages jobsites from survey through the completion of the modernization process documenting and advising on modernization project progress for work not included. Includes trouble-shooting problems with mechanics, performing quality audits and meeting with customers to review progress
ยทManages subcontractor schedule and performance on turn-key projects
ยทDevelops and maintains strong working relationships with owner, elevator consultants, and architects.
ยทIdentifies, reviews and signs off on change orders, purchase orders, elevator turnover authorizations, accounts receivable, write-offs, credits and other necessary approvals
ยทMaintains up-to-date knowledge of all federal, state and local elevator industry code requirements
ยทMediates and resolves complaints and problems of external and internal customers. Includes meeting with local business agents to resolve issues involving union employees
ยทDetermines what materials need to be ordered for job completion, and coordinates and arranges for sub-contracting portions of job
ยทMakes weekly crew visits and day one visits to manage safety, site activities and progress of employees and customer; documenting findings
ยทPerforms other duties as may be assigned

Qualification:
ยท Experience leading field associates and/or supervisors in performing elevator maintenance and repair functions
ยท Very strong knowledge of elevators, elevator service contracting, and elevator service estimating is required
ยท Very comfortable in a technical environment utilizing Microsoft based computer software - Word, Excel, PowerPoint, and Outlook
ยท Proven success in leading others is crucial
ยท Self-motivated individuals who have the ability to manage many simultaneous projects and responsibilities
ยท Excellent communication skills and be able to work in a highly team-orientated and dynamic environment.
ยท Ability to write reports, contract proposals and business correspondence
ยท Ability to effectively present information and respond to questions from management and customers
ยท Ability to define problems collect data, establish facts and draw valid conclusions

Requirements:
6+ years elevator experience
Elevator modernization knowledge and experienceย
