What does a condo property manager do?

A Condo Property Manager oversees the daily operations and maintenance of condominium properties. Their responsibilities include managing budgets, coordinating repairs and maintenance, handling resident complaints, enforcing building rules, and ensuring compliance with local regulations. They also work closely with the condominium board to implement policies, hire and supervise staff, and manage vendor relationships. The goal of a Condo Property Manager is to maintain the property’s value and ensure a safe, comfortable living environment for residents.

What are the key skills and qualifications needed to thrive as a condo property manager, and why are they important?

To thrive as a Condo Property Manager, you need strong knowledge of property management, budgeting, and legal compliance, often supported by a real estate license or property management certification. Familiarity with property management software, maintenance tracking systems, and accounting tools is typically required. Condo Property Managers often act as a bridge between residents and the condo board, which can present challenges such as managing differing expectations, handling disputes, and ensuring compliance with bylaws. Successful managers proactively communicate updates, mediate conflicts diplomatically, and prioritize transparency to foster trust among all parties. This collaborative approach helps maintain a positive community environment while upholding the board's directives.

Job description

About R&B Distributors

R&B Distributors is a leading appliance distributor supplying builders, developers, and property management companies across the multi-family housing market. We partner with major appliance manufacturers to deliver reliable products, competitive pricing, and dependable logistics to residential construction projects of all sizes - from single-phase apartment communities to large, multi-phase developments. Our team is committed to being the go-to appliance partner for multi-family builders, backed by deep product knowledge, responsive service, and a track record of on-time delivery.

Position Summary

The Director of Project Work – Multi-Family leads the company's multi-family project work serving multi-family developers and general contractors. This role owns the full project lifecycle - from bid and spec through order management, delivery scheduling, and installation coordination - for appliance packages supplied to apartment, condo, and mixed-use developments. The Director builds and manages the team responsible for these accounts, protects margin across the project pipeline, and is the senior point of contact.

This is a high-visibility leadership role reporting to the Chief Revenue Officer with the opportunity to shape how R&B Distributors builds out this channel as a core growth driver. Ideally located in Southern California with the ability to travel within CA, AZ, NV, WA and TX.

Key Responsibilities Project Pipeline Leadership
  • Own the multi-family project book from quote/bid through final delivery and closeout, ensuring commitments on pricing, lead times, and delivery schedules are met
  • Holds team accountable for filling the pipeline and moving the projects forward through the sales funnel
  • Serve as the primary escalation point for project issues - allocation shortages, model substitutions, delivery delays, damaged/defective units, and schedule conflicts with construction timelines
  • Review and approve project bids, package pricing, and margin on major multi-family opportunities
  • Track project status across the active pipeline and flag at-risk jobs before they impact builder relationships
Team Management
  • Directly manage Builder Sales Reps assigned to multi-family accounts and mentor Project Coordinators
  • Build staffing and coverage plans across the project portfolio; identify capacity and talent gaps as volume grows
  • Set performance standards and conduct regular reviews for direct reports
Account & Developer Relations
  • Serve as senior relationship owner for key multi-family developers, general contractors, and property management companies
  • Negotiate national/regional builder pricing agreements and package programs
  • Represent the company in pre-construction meetings, spec reviews, and project kickoff/closeout meetings with builder partners
  • Partner with manufacturer reps to secure allocation, pricing support and new-product access for large projects
Financial Oversight
  • Own revenue and margin performance across the multi-family project portfolio
  • Review project-level pricing, open order reports, and aging/backlog regularly to identify at-risk margin or cash exposure
  • Partner with purchasing on forecasting and inventory commitments tied to the multi-family pipeline
Process & Strategy
  • Standardize quoting, order management, and delivery workflows across the multi-family project group
  • Support business development and RFP responses for new multi-family opportunities
  • Track market trends in multi-family construction starts, builder appliance specs, and competitor packages to inform pricing and product strategy
Qualifications

Required

  • Bachelor's degree in Business, Supply Chain, Construction Management, or related field (or equivalent experience)
  • 8–10+ years of experience in appliance, building products, or construction materials distribution, including experience serving multi-family builders/developers
  • 3+ years in a leadership role managing a project sales, account management, or project coordination team
  • Proven track record managing large, multi-unit project orders from bid through delivery
  • Strong understanding of multi-family construction schedules, unit-turn processes, and builder purchasing cycles
  • Experience with order management/ERP systems and proficiency with quoting and CRM tools

Preferred

  • Existing relationships with regional multi-family developers and general contractors
  • Experience negotiating manufacturer/vendor programs and allocation for large-volume projects
  • Familiarity with major appliance brands and builder package programs
Core Competencies
  • Relationship management and negotiation
  • Financial and margin acumen
  • Team leadership and talent development
  • Problem-solving under tight construction schedules
  • Cross-functional coordination (sales, purchasing, logistics, installation)
  • Ability to manage a high-volume, multi-project pipeline simultaneously
Physical Requirements / Work Environment
  • Regular travel to builder offices, job sites and model units; some overnight travel required
  • Ability to walk active construction sites and wear required PPE when on site
  • Combination of office and field-based work
What R&B Distributors Offers
  • Competitive base salary plus performance-based incentives
  • Leadership role in a strategic growth channel with significant visibility
  • Comprehensive benefits package
  • Opportunity to shape the future structure and strategy of the multifamily channel
