Reporting Relationship: Vice President of Sales & Marketing

Salary Range: 50K Base, Commission
SUMMARY
Under limited supervision, this position is responsible for managing the on-site community marketing function and/or performing as a senior representative in the sales and marketing of Shea homes. General responsibilities include representing the division in all aspects of the promotion and sales of homes, including competitive market analysis, promotion and marketing activities, and sales and contract/backlog management. Employee will be interfacing with Mandarin speaking customers. Working proficiency in Mandarin required.
ESSENTIAL DUTIES AND RESPONSIBILITIES
• Responsible for the promotion of customer sales including providing advice to customers and recommending products that will fit the customer's financial and family needs. Uses personal techniques to promote and close transactions.
• Facilitates the entire sales process by acting as liaison with customer and coordinating with all members of the sales/marketing, construction, customer service, design center, mortgage, escrow and other administrative teams regarding homebuyer's matters.
• Explains the various sales documents and attachments to customers.
• Works closely with the lender and the customer to ensure a smooth escrow process.
• Responds to customer concerns during the construction process and works with construction, customer service, and the design center to correct any problems and facilitate a timely closing process.
• Provides excellent customer service to homebuyers and internal customers.
• Ensures the safety and security of customers while on site.
• Responsible for the presentation of homes including the condition of models, inventory, home sites, Sales Office/Center, signage, marketing material, etc.
• Maintains a professional demeanor with all internal and external customers.
• Represents the division in the market and is knowledgeable about the market and the needs of actual and potential customers. Investigates competitor practices and incorporate that information into marketing and promotional activities.
• Complies with DRE and other state regulations for real estate sales by reviewing the sales documents and community disclosures for accuracy and providing compliance feedback to the division.
• Establishes and achieves sales goals consistent with company goals.
• Self-prospects and develops a follow-up program to turn prospects into buyers. Includes buyer referrals and co-broker sales.
• Provides continual evaluation of company policies, processes and procedures. Responsible for suggesting methods to improve area operations, efficiency and service to both internal and external customers.
• Understands all facets of the home construction process, differences in plans, elevations, and familiarity with all options.
• May participate in the hiring, training, and management of lower level sales and marketing personnel.
• Builds and maintains relationships with realtor community.
• Creates and initiates new marketing and promotional ideas and strategies.
• Attends seminars and workshops to continually enhance professional knowledge and complies with DRE licensure regulations.
• Assists with other administrative projects as needed.
Works under limited supervision and on own initiative. Exercises independent judgment and direction. Performs standard and advanced customer service duties. QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
• High school diploma or equivalent; some college/business or professional training preferred.
• Computer literate in MS Suite, Excel, Word, Outlook and Power Point.
• 2-4 years in completing new home sales transactions.
• Strong product knowledge.
• State Real Estate Licensee or Real estate brokers license essential.
• Must be able to work successfully in a team environment where continuous improvement is expected.
• Must have ability to balance multiple priorities and assignments, be detail-oriented, and conscientious with a strong work ethic.
• Exceptional organizational, verbal and written communications, presentation, negotiation and interpersonal skills are required.
• Demonstrated ability to develop and maintain strong relations with trades, internal and external customers.
• Demonstrated ability to plan, organize and prioritize responsibilities in order to consistently meet deadlines.
