Job description


Job Title: Custodian Wage Status: Hourly

Reports to: Property Manager


Job Summary:

Colonial Property Managementโ€™s Custodians are responsible for cleaning, grounds, curb appeal, and daily upkeep of their assigned portfolio. Duties include maintaining a clean and attractive environment that is appealing to prospective renters and current tenants. This position will work collaboratively as part of a team; while working independently with supervision as needed. Flexibility within this job description is required.


Qualifications:

Education: High School Degree or equivalent required.

Experience: 1-2 years custodial experience a plus.

Licenses & C-ertificates: Fair Housing Certification, willingness to obtain.


Skills:

โ— Ability to speak, read and write English.

โ— Familiarity with the operation of cleaning related tools and equipment.

โ— Familiarity of cleaning products and chemicals

โ— Familiarity with general maintenance tools and equipment.

โ— Customer service and computer skills

โ— Complete all tasks with a sense of urgency and expediency and provide prompt status feedback.


Duties & Responsibilities:

Cleaning Work

1. Physically clean and inspect common areas, vacant apartments, and grounds and dumpster areas to ensure excellent curb appeal is present.

2. Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions daily.

3. Adhere to a daily cleaning schedule as set by the Property Manager.

4. Assist with snow removal and salting throughout the winter season.

5. Complete special projects as it relates to cleaning and building upkeep.

6. Large item pick up and coordination

7. Spray and weed beds throughout portfolio to ensure excellent curb appeal

8. Report all unsafe conditions are corrected and reported to the proper person if unable to correct immediately.

9. Assist with keeping the shop and maintenance areas clean and organized; this includes regular garbage removal and cleaning leasing office frequently.

10. Complete minor maintenance and preventative maintenance tasks as assigned by Property Manager or Lead Maintenance tech.

11. Safely store all cleaning products and chemicals to OSHA standards. Maintain the contents of SDS binder as needed.

12. Snow Removal - available outside of business hours as weather requires.


Procedural and Resident Relations

1. Ensure resident satisfaction through effective communication and quality rapport.

2. Perform all turnover cleaning within 24 hours according to companies standard operating procedures.

3. Assist with the move-out process ensuring apartment turns are completed in a timely manner.

4. Complete work order process as outlined in company Standard Operating Procedures.

5. Notify your direct report as it relates to customer interactions including complaints

6. Be familiar with & conform to all written standard operating procedures.

7. Follow and ensure compliance of all Fair Housing Laws.



General

1. Operates computer programs (Propertyware, Everlance, Margin Point) to satisfy the needs of the job.

2. Comply with all federal, state, local and company policies, procedures, and regulations.

3. Participate in training to comply with new or existing laws and/or company SOP changes.

4. Neat, clean, and professional appearance at all times.

5. Take pride in your work.

6. Perform other duties which may be required to ensure economic success of Colonial Property Management.


Physical Requirements and Working Environment

1. Ability to lift up to 100 lbs maximum with frequent lifting/and or carrying objects weighing up to 50 lbs.

2. Successfully pass a drug test.

3. Ability to walk and traverse stairs on a regular basis.

4. Inside and outside work in all types of weather (heat, rain, cold, snow etc.) Must wear slip resistant footwear appropriate for the season.

5. Ability to work long hours when required.

6. Valid Driverโ€™s License and operable vehicle with insurance.

7. Available outside of business hours for snow removal.

8. Attendance is an imperative job function, with prompt daily arrival.
