PrimeSites is a growing property management company dedicated to providing high-quality affordable and workforce housing throughout the Midwest. We are seeking an experienced Property Manager to oversee the daily operations of one or more multifamily communities.

The ideal candidate is a proactive leader who thrives in a fast-paced environment, takes ownership of their property, and is committed to delivering exceptional service to residents while driving occupancy, retention, compliance, and financial performance.

Key Responsibilities

Property Operations

  • Oversee the daily operations of assigned multifamily communities.
  • Ensure properties are maintained to company standards through coordination with maintenance staff and third-party vendors.
  • Monitor property condition, curb appeal, and work order completion.
  • Solicit bids, manage vendors, and oversee contracted services.

Leasing & Occupancy

  • Drive occupancy and resident retention goals.
  • Conduct leasing activities, including tours, follow-up, application processing, and move-ins.
  • Monitor local market conditions and implement leasing strategies to maximize occupancy.
  • Build positive resident relationships to encourage lease renewals.

Resident Relations

  • Deliver outstanding customer service and promptly address resident concerns.
  • Resolve conflicts professionally while enforcing community policies consistently and fairly.
  • Foster a positive community atmosphere for residents and staff.

Compliance & Administration

  • Maintain accurate resident files and property records.
  • Ensure compliance with LIHTC, Section 8, Fair Housing, and company policies, where applicable.
  • Manage certifications, recertifications, inspections, and reporting requirements.
  • Assist with budgeting, collections, and operational reporting.

Team Collaboration

  • Partner with maintenance teams, regional leadership, and support staff to achieve property goals.
  • Contribute to process improvements and operational efficiencies.

Required Qualifications

  • Minimum of 2 years of multifamily property management experience.
  • Experience with leasing, resident retention, collections, and day-to-day property operations.
  • Strong understanding of customer service and resident relations.
  • Excellent organizational, communication, and problem-solving skills.
  • Ability to manage multiple priorities and meet deadlines independently.
  • Proficiency with Microsoft Office and property management software.
  • Valid driver's license, reliable transportation, and ability to travel between assigned properties.

Preferred Qualifications

  • Experience with affordable housing programs including LIHTC and/or Section 8.
  • Knowledge of Fair Housing regulations and compliance requirements.
  • Experience with AppFolio or similar property management software.
  • Associate's or Bachelor's degree in Business, Real Estate, Property Management, or a related field.
