Senior Property Manager

High Desert Property Management | Redmond, Oregon

Help Build Central Oregon’s Best Property Management Company

High Desert Property Management is growing rapidly, and we’re seeking an accomplished Senior Property Manager to provide operational leadership as we scale.

This is a senior-level management role—not simply a portfolio management position. The Senior Property Manager will lead and develop other Property Managers, maintain full profit-and-loss responsibility for assigned operations, and help strengthen the systems, standards, and team needed to deliver consistently exceptional results.

The ideal candidate combines deep residential property management expertise with proven people leadership, financial accountability, sound judgment, and a passion for continuous improvement.


What You’ll Do

Team Leadership

  • Directly manage, mentor, and develop Property Managers and Property Management Assistants.
  • Establish clear expectations, monitor performance, and hold team members accountable for operational and service standards.
  • Coach team members through complex owner, resident, maintenance, and compliance matters.
  • Support hiring, onboarding, training, performance reviews, and professional development.
  • Build a collaborative, high-performing culture grounded in accountability, integrity, and exceptional service.

Financial and Operational Management

  • Maintain full P&L responsibility for assigned portfolios or business operations.
  • Develop and manage operating budgets, forecasts, revenue goals, expenses, and profitability targets.
  • Review financial performance, identify variances, and implement corrective action when needed.
  • Evaluate portfolio performance, management fees, maintenance costs, vacancy, delinquency, and other key operating metrics.
  • Provide company leadership with clear financial reporting, operational insights, and recommendations.
  • Identify opportunities to improve efficiency, profitability, scalability, and client retention.


Portfolio and Client Management

  • Oversee a residential portfolio throughout Central Oregon while ensuring consistent performance across the broader Property Management team.
  • Build trusted, long-term relationships with property owners through proactive communication, strategic guidance, and exceptional service.
  • Address escalated owner and resident concerns with professionalism, urgency, and sound judgment.
  • Coordinate maintenance, repairs, renovations, and capital improvement projects.
  • Conduct property inspections and ensure company standards are consistently maintained.
  • Oversee lease compliance, notices, renewals, rent adjustments, delinquency, and other critical portfolio activities.
  • Ensure accurate records, financial information, and documentation are maintained in AppFolio.


Process and Strategic Leadership

  • Partner closely with maintenance, leasing, accounting, and administrative teams.
  • Develop and improve operating procedures, workflows, reporting, and quality-control practices.
  • Use technology, automation, and AI tools to improve service, efficiency, and decision-making.
  • Help establish scalable best practices that support continued company growth.
  • Serve as a senior member of the leadership team and contribute to company-wide planning and operational decisions.


Required Qualifications

  • At least 7 years of progressively responsible residential property management experience.
  • At least 3 years of direct experience managing, coaching, and evaluating other Property Managers.
  • At least 3 years of full P&L-level responsibility, including budgeting, forecasting, expense management, financial analysis, and accountability for profitability.
  • Demonstrated success leading property management teams and improving operational performance.
  • Strong knowledge of Oregon landlord-tenant law, fair housing requirements, lease administration, and residential property management best practices.
  • Experience managing complex owner relationships and resolving escalated resident or operational matters.
  • Strong financial acumen and the ability to interpret operating statements, budgets, forecasts, and performance metrics.
  • Excellent leadership, communication, negotiation, and relationship-management skills.
  • Exceptional organization, judgment, and attention to detail.
  • Ability to manage competing priorities and remain calm and decisive under pressure.
  • Valid driver’s license and reliable transportation.


Preferred Qualifications

  • Experience with AppFolio or comparable property management software.
  • Experience leading operations within a growing or multi-portfolio property management organization.
  • Professional property management designation or Oregon property management license, as applicable.
  • Experience implementing new systems, technology, automation, or operational processes.
